Happy Christmas Week!🎅🏼T minus 3 days. Can’t believe it. I’m not sure what kind of person you are but I have only 1 Christmas present🎁 wrapped per child and have not finished shopping. Lots left to do but it’ll get done.

Real estate truly doesn’t sleep! 🏡Home inspection on a listing tomorrow, inspection period ending on Christmas Day… There is much work left to do this week, but I couldn’t be more grateful for the opportunities and the special time with my family.

I’m thankful for my Sellers who powered through countless obstacles with a positive attitude and a hopeful spirit knowing that what was meant to be would happen. I’ve been struggling to find a way to say goodbye to a person who meant so much to me both professionally and personally. Sandra Baldwin.

Total real estate legend. Not only in Arizona but nationally. She broke barriers for women in a predominantly male industry and she dominated! She took me under her wing in 2017 after we immediately bonded on our East Valley roots. She called me a good country girl. 🤣 We became fast friends even though we had an almost 50 year age difference.

You could learn more from her in a 30 minute car ride than you could after years working with someone. Her knowledge was so vast. Her memory of every home she’d ever sold or walked into was insane. She loved what she did and she truly cared for her clients. There wasn’t a person she couldn’t talk to and come to an understanding with. She knew how people worked. I will cling to these many moments of knowledge she gifted me.

A few key things she passed on to me… Love of Real estate🏠, whiskey 🥃, Rare steak 🥩, & family 🩷.

I’m going to miss her greatly but I’m so thankful that I had time to call her my friend. Her memory & legacy will continue to live in through her family and those that loved her. 💐

💥SOLD💥 It’s one of the most rewarding types of sales when I get the honor of helping a buyer purchase their first home! It’s so exciting to think of all the equity they’re going to build for themselves, as well as all the memories that are sure to start accumulating.

This Tempe home is the perfect home for my buyer to start gaining “sweat equity” in. It’s going to need some projects but it’s ready to move into and all of that can happen when the timing is right. & when projects are completed, the valuation is just going to go UP! I was able to negotiate a sweet deal for my buyer with $10k in Seller Concessions and $5k off the Asking Price. With this, my buyer was able to buy his rate down and cover his closing costs!

✨SOLD✨ What makes a savvy buyer or seller? In real estate, we often hear this in reference to a person who feels they know so much about buying/selling real estate that they don’t need a Realtor. The opposite is actually true. A savvy buyer or seller knows that unless they are a Realtor and do it as a living, they are putting themselves at great potential risk by not having a trusted Realtor handle their transaction & protect their interests.

In this transaction, my Seller was savvy. She knew that even though she was likely going to sell to someone she knew (& she did), she needed someone she trusted to guide her through the process and make sure that her interests were always protected and that legally everything was contractually secure. Very smart. Finding a buyer is only a part of what a Realtor does.

I feel honored she chose me to represent her & I am so excited for this next chapter she’s embarking on. : )
