I just listened to a webinar by one of the higher ups (and a good guy) in my company Long & Foster. He discussed 2026. It is a fair assumption that interest rates will go no lower than six percent. Between AI, the Bright MLS Co., and Long & Foster, the prediction is for home prices to go up two to four percent in 2026. With wages catching up, the number of homes sales in our nation are projected to rise by upwards of ten percent. The median sales price for a home is currently $436,000. Lastly, the appraisal industry has asked us to make notes when we post a home in the MLS as to seller concession. Meaning if I closed on a $500,000 home, and the seller put in a new HVAC system for $20,000 per the the buyers request, then the appraiser will mark the sale as $520,000 instead of just $500,000.
