I just listened to a webinar by one of the higher ups (and a good guy) in my company Long & Foster. He discussed 2026. It is a fair assumption that interest rates will go no lower than six percent. Between AI, the Bright MLS Co., and Long & Foster, the prediction is for home prices to go up two to four percent in 2026. With wages catching up, the number of homes sales in our nation are projected to rise by upwards of ten percent. The median sales price for a home is currently $436,000. Lastly, the appraisal industry has asked us to make notes when we post a home in the MLS as to seller concession. Meaning if I closed on a $500,000 home, and the seller put in a new HVAC system for $20,000 per the the buyers request, then the appraiser will mark the sale as $520,000 instead of just $500,000.

Went to Memorial services in the center of town at the War Memorial. Mayor Lenny did a good job as always. It was quite informative and it was nice to remember those who had to die for our right to live. Many people showed up in Sea Isle City, we truly have a heavy veteran population here. It was nice to be with everyone who cared about our war heroes.

Sea Isle City

Sea Isle City has recently become a hot destination for vacationers. As Long and Foster realtor Robert Pellini puts it, “Since 2020, the rental market has gone berserk.” For Sea Isle City, Pellini suggests that vacationers keep a sharp eye out for properties available in July and August; however, for those looking for a beautiful property at a lower price, consider renting in June or September. The restaurants are a fabulous must-try for vacationers, not to mention everything else beautiful Sea Isle has to offer.

Here is an end of the year recap on transactions in Sea Isle City, with just a couple of weeks left before we head into 2022.

Currently, there are sixty four homes available on the market, between a price range of $375,000 to $4,795,000, with an average asking price of $1,646,000.

The number of sales in Sea Isle City for 2021 was/is 264, with an average sold price of $1,175,000. This is compared to the total number of sales in 2020 which was 327 with an average price range of $904,000.

We normally have about three hundred and twenty or so homes of all types to sell in Sea Isle City. Today there are about twenty five. The rental market usually consists of renting July and August, with some rentals in June and September. All of July is booked solid up until August 14th, we have nothing to rent. Also rentals are starting as early as May this year and go into October. So it is going to be a long summer. If anyone is looking to buy or sell, please give me a call.
