1. The “boring” houses with better upside. Think -needs repainting, flooring or replaced cabinets.

2. Towns where the payment still makes sense, think similar but a lateral move. (Port Jefferson station ➡️ North coram) (Massapequa ➡️ Amityville)

3. Buyer behavior around pockets that still provide great lifestyle options but are more forgiving with price. *Lindenhurst provides a mini town center that’s meh 😑 BUT has proximity to GREAT town centers like Babylon, Massapequa and offers the village amenities. (And you aren’t paying Massapequa town prices… you see how we are curating this 😝😝💅💅)

4. Tbh anything off market means you are competing with one person versus THOUSANDS this is EXACTLY why I curate an exclusive off market list for my buyer clients. There is no way around this conversation- the best buyer deal is off market.

Because the best buyer opportunities are usually not the ones everyone is already fighting over.

TBH my broker is going to hate that I’m posting this bc the industry is always SOOO POSITIVE… but I’m here to be real.

Everything is so dependent on location- AND positioning of listing.

So, first, LOCATION like, Amityville? 150k over list easy. Lindenhurst? 80k over right now. I have cash buyers being outbid.

Second. House position - we are seeing two types of houses go on the market rn, 1) undervalued & 2) valued at market price.

People do not WANT TO SEE HIGH PRICES.
They want to see more bang for the “perceived” buck, those houses are the ones that end up going for 150k over.

The second version is sitting. (That’s how you win as a buyer…) how do you know the difference?

Working with a realtor like myself, who can discuss your finances and options & find you a great little opportunity in the midst of the chaos 🤍

Beating yourself up over not being where you thought you’d be does not make you more responsible.

It makes you scared. (Sorry, we keep it real here..)

Scared to buy anything, sell, sign anything, trust anyone, believe anything can help you, Scared that one wrong decision will confirm the thing you already fear: you’re behind & there’s no help ‼️

☠️you know how many clients REALLY FEEL THIS WAY? They are WRONG though- because they are making decisions inside real life. Real life with Debt. Divorce. Kids. Career changes. High cost of living. And a market that has been acting feral, frankly.

The solution is not to shame yourself it’s to trust someone finally & get strategic.

What do you actually have?
What do you actually need?
What gives you breathing room?
What gives you leverage?
What protects your future options?

buying, selling, or staying put should not be a panic response, should be a position and help you feel EMPOWERED ‼️
