Monday recap 🙌

This weekend was a good reminder of why I love what I do and who I do it for ❤️. I had buyers reconnect with me after taking a break for about a year — and now they’re ready. Even more exciting, they’ll be cash buyers after selling two homes (be on the lookout for two new listings coming soon in western Sussex County! 🙌🏻) and using those proceeds toward their next one. It’s always an honor when people come back and trust me again to guide them through such a big step 💕

I also made time for what matters most — family time, church on Sunday, and even squeezed in a workout. Balance doesn’t always come easy, but I’m grateful for every opportunity to grow, serve, and stay healthy.

Feeling especially thankful today for this life, this work, and the people in it 🥰 I give God the glory for the doors He opens and the direction He provides. My focus is to keep serving well, stay grounded in faith, and continue walking in the purpose He has set before me 🙏🏻

🎉 SHE DID IT! Another happy homeowner in Bridgeville, DE! 🏡🔑

Huge congratulations to my amazing first-time buyer who just closed on her very first home! 🥳

This journey was truly a TEAM effort and a testament to perseverance. She was relocating down from Philadelphia, searching for a new job, learning a brand-new area, and trying to buy a home all at the same time. From the very beginning, we hit the ground running—touring multiple homes on her precious days off, getting her connected with the right lender, and finding the perfect place to call home. 🚗📍

Once we went under contract, we were able to negotiate full seller assistance AND a great repair credit—major wins in today’s market! 💪 But the road wasn’t without bumps. Between the government shutdown, unexpected closing delays, and moments where it honestly felt like the deal might fall apart, we had to stay patient, creative, and solution-focused.

One of the biggest challenges was her daily commute from Philadelphia to Dover for work while waiting to close. To make life easier, we successfully negotiated a pre-occupancy agreement so she wouldn’t have to keep making that exhausting drive. That was a game changer! 🙌

I’m so grateful to have worked alongside an incredible team—our rockstar lender Remy Haynes and attorney Kristin Collison—who helped keep everything on track and made sure we crossed the finish line together. 🤝✨

Moments like this are why I love what I do. Helping someone navigate such a big life change and finally hand them the keys to their own home is the BEST feeling. 💙🔑

✨🎉 Big congrats to Erykah — officially a homeowner in beautiful Seaford! 🎉✨
We started off cruising right along… until a couple of tiny last-minute plot twists tried to keep things interesting. 😅 But Erykah? She stayed calm, focused, and determined — and we STILL brought it home like champs! 🏡🚀

She gives so much of herself to everyone around her, so getting to help her step into a place where she can finally unwind and make it her own felt extra special.

Major shoutout to Kristin for a smooth, seamless closing — truly the MVP of settlement day 🙌 — and to David, who is always an absolute pleasure to work with. Teamwork makes the dream work, and this one was a fun one!

The leaves will be starting to fall across Delaware and the Eastern Shore, revealing what summer showings tried to hide. 🍂

At The Parker Group, we love this time of year - not only for the pumpkin spice, and scary movies, but because our buyers finally see properties honestly.

Those gorgeous shade trees are about to drop 10,000 leaves in the gutters, and that “private wooded lot” now shows every neighbor’s backyard.

💨 Drive the neighborhood today, then again after a windstorm. Where do leaves actually collect? That beautiful corner lot in Lewes or Easton becomes everyone’s leaf repository. Some driveways turn into wind tunnels that require daily clearing.

💧 The gutter truth is visible NOW. Overflowing? Sagging? Missing? You can’t hide maintenance problems when leaves are testing every system. Drive slowly and look up.

👀 Privacy can disappear overnight. That house you loved in August? Drive by again. Those “mature trees” between houses were doing heavy privacy work. Can you live with what you see now through March?

But fall is just one reveal. Drive-bys in other seasons tell different truths:

🧊 February’s black ice patterns: North-facing driveways and shaded curves stay frozen for weeks. Some neighborhoods get sun by 9am, others stay dark until noon. You’ll learn this the hard way or the smart way.

🌧️ April’s water story: Spring rains show you where every property really drains. That dry summer showing didn’t mention the seasonal creek through the backyard or the lake that forms at the street corner.

🚗 🚙 🚗 July’s beach traffic reality: If you’re anywhere near Route 1, Route 50, or Route 404, drive it on a Friday at 5pm. That “convenient location” might mean you’re prisoner to beach traffic four months a year.

⛄️ First snow’s revelation: Which streets get plowed first? Where does snow get piled? Some Kent County and Sussex neighborhoods don’t see a plow for days. Others become snow storage until spring.
