A Bittersweet Closing 💚🏡

Closings are where we all want to get to, and I’m thankful we were able to close on the sale of 4 Robinwood last week.

Thank you to Craig at Citizens Title and Closing Co and Michelle Moore with my Green Light Realty family for helping make it all come together, and congratulations to the buyers on their new home! 🎉

But this closing was a little different for me. These precious sellers have truly worked their way into my heart, and I’m so thankful for the relationship we’ve built throughout this process.

It’s bittersweet to see them leave a home they dearly loved, but I’m so happy they’ll be closer to family as they begin this next chapter. I know I’ll miss having them close by, but I’m grateful that a home sale brought us together and gave me people I’ll always be thankful to know. 💚

Don’t price your home based on what you need to get out of it. 🏡

I know that can be a hard one to hear, especially when you’ve put years of memories, money, updates, and hard work into your home. 💚

But what you paid for your home, what you still owe, or how much you’ve invested in improvements doesn’t determine what a buyer will pay for it today.

The market does.

When I do a CMA (Comparative Market Analysis) on your home, I’m not just looking at what the house down the street sold for. I’m looking at the whole picture.

I look at:

✨ What similar homes have recently sold for
✨ What you’re competing against right now
✨ What homes under contract are telling us about buyer demand
✨ Your home’s location, size, layout, condition and features
✨ Updates and improvements
✨ What buyers are actually choosing between in today’s market

All of those things help me determine where your home should be priced today.

Because I don’t want to see you leave money on the table by pricing too low.

But I also don’t want your home sitting on the market because we priced it based on what we hope it’s worth.

My goal is always to find that sweet spot where your home is priced strategically for the market and positioned to attract the right buyers. 🤩
