Boise is a changin'. Micron Technology is moving in and within a decade, Boise will transform from a mid-size city into a legitimate semiconductor and tech hub — comparable to regions like Austin and parts of Silicon Valley.

This is generational change for Idaho. The Treasure Valley is about to become one of America's next major tech centers, and it's all happening right now.

We just secured a six month rental on an Eastlake floating home for under $4,000. This renter emailed us directly and after an initial tour, we realized we had some friends in common. With 500 floating homes and 250 houseboat liveaboards...this is bound to happen. The community connection is why we love what we do so much.
We also like to promote and support local Lake Union businesses, artists, and vendors.

After a sea of witnessing white walls, a bit of color is quite welcoming. I recently painted one wall in my kitchen nook Vogue Green by Sherman Williams (SW0065). It instantly set a mood of richness like a mug of dark chocolate cocoa on a fall day.

Love this story!!! One of the wonderful lenders I get the privilege to work with recently referred a first time home buyer to me. This gal was ORGANIZED - she smoked me in that department. While we had so much fun looking at properties together on weekends, she really liked going out with her mom to view them. She would look at about 8 each Saturday and Sunday.
She analyzed each home and she was very patient for the right one.
Ta-Da! We had to beat three other offers but she got the house! Beyond excited she found the perfect place and start investing in her home ownership future.

Did you know Realtors look at pending (to close) homes to evaluate how to list future properties?
Sold properties are a no brainer. Best bet is to get ahead of any curve in the market so by looking at pending and talking to those realtors to see how the property faired on the market, it helps us price homes now.
23 homes went pending just today in the areas I monitor homes: West Seattle to Broadmoor to NW/NE Seattle and Mercer Island. It took on average 27 days for these homes to get under contract. The original list date averaged $1,289,250. After price reductions, the average pending price was $1,263,900. Not bad with about a $60k delta.
Two of the shortest days on the market was 1 day. One is listed $515,000 and the other is $4,895,000.
The longest days on the market was 100 days for a $675,000 listing. 8 of the 23 reduced their price before getting under contract.
