He didn’t buy a fancy modern farmhouse; instead we bought a tiny home in the best neighborhood to put in sweat equity 🛠️ Do this a few times, you will retire much sooner than you thought☀️

Aftermaths for this deal:

1️⃣ Won the bid by offering flexible closing timeline & leaseback to match seller’s needs.

2️⃣ Carefully crafted and timed a leaseback agreement to get bullet-proof buyer protection.

3️⃣Negotiated over $30K in price reduction + concessions.

Another unit renovated at my Bremerton 8-plex! Not a HGTV-style transformation, but rather a cost effective way to get the outcome I need. Learnings from this job:

1️⃣ Discipline - I tend to over-renovate so I had to keep myself focused on the biggest bang for the buck 💰

2️⃣ Bestbuy Totel membership - the membership provides free delivery, haul away, installation, and extended warranty. The membership pays for itself if you need to buy multiple sets of appliances a year. It also saves 🧠 damage when you can jump the line on phone support

3️⃣ Use good vendors over cheap ones - I’ve been working with my GC for multiple jobs to a point it’s on autopilot. They are not the cheapest but it sets my mind free to focus on other priorities 🎈
