☀️Summer Market Wrap-Up: Housing inventory still lags behind demand thanks in large part to buyers who capitalized on historically low interest rates during the pandemic and are now staying put instead of selling. These factors are extending the days homes sit on the market and lowering prices, yet many would-be buyers are still holding out for lower interest rates. So…will they come down soon?


📑Looking back on 30-year fixed rate mortgage data over the last 52 years, the average is 7.74%. Unsurprisingly, the lowest rates hit 2.65% during the pandemic from Jan. 7-13, 2021. Conversely, the highest rate hit 18.63% during the week of Oct. 9-15, 1981. The current rates between 7.16 – 8.19% (depending on the terms) are still closer to the low end than the high.

🏡Our take: Don’t let a temporary rate make the choice for you. Instead, ask us about your options and whether “dating the rate” and refinancing later could work for your real estate goals.

Summer Market Snapshot: There aren’t enough houses on the market! Even with interest rates substantially higher than last year, demand still exceeds supply. Sellers with low interest rates aren’t motivated to trade a low interest rate for a much higher one. And many Buyers are waiting for rates to come down. As a result, the number of properties selling is far lower than last year. Well priced homes in good condition still sell quickly, but others are taking longer to sell.
