This Wallingford townhome checked all the boxes for my clients: an unbeatable location, room for home offices and hobbies, plenty of storage, and lovely outdoor spaces.

Even in a sea of townhome inventory, it’s not always easy to find the right combination of location, layout and lifestyle. My clients knew this was a home they really wanted — but that didn’t mean we needed to overpay for it.

With more inventory expected this fall and continued softness in the townhome and condo market, we negotiated hard and ultimately got a great deal.

One of the most important things I can tell buyers in this market: being willing to walk away is powerful. You can love a home and still know your number. The goal isn’t just to win the house — it’s to win the terms, too.

This Cape Cod sat on the market long enough for people to start overlooking it. That gave us the opportunity to move thoughtfully—bringing in contractors, understanding the scope of future projects, and making decisions with confidence instead of pressure.

We gathered contractor bids upfront, negotiated a great purchase price plus a seller credit toward closing costs, and the third-party appraisal came in above the contract price—a nice confirmation that my client got the deal she wanted.

The keys are officially in hand. 🗝️✨

Some homes are a great fit. Others are forever homes.

From the very first tour, this one was it. It checked every box and then some. You could tell it had been well cared for over the years, and that came through again at the final walkthrough when the previous owner stopped by to show M & A how to light the fireplace pilot before wishing them well.

Now it's officially theirs, and I can't wait to see them make it their own.

Some homes just need the right buyer.

I toured this Cape Cod when it first hit the market, but it wasn't the right fit for my clients at the time. After sitting on the market for a while, I circled back with a new client—and everything clicked.

She knew exactly what she was looking for: more space, a specific school zone, and a home with character that fit her budget. As someone who's no stranger to the quirks of older homes, she could see the potential where others hesitated.

With no competing offers, we were able to slow down, gather contractor bids upfront, and negotiate both a great purchase price and a seller credit to help offset closing costs.

I thought I was bringing the closing gifts, but my clients had a surprise for me, too.

After closing on their first home, they surprised me with the sweetest watercolor kits handmade by my client .mello. Seeing my kids happily painting this weekend was such a special moment. 🎨🏡

Not every successful offer comes from winning an escalation battle.

My buyers toured this Ballard home (and a handful of others) last weekend, reviewed the inspection + supplements upfront, and stayed ready in case an opportunity opened up. When the home was still available after its offer review date, we were able to move quickly and got it pending the very next day.

A good reminder that preparation creates opportunity in this market.

Even better: these clients were referred by past homeowners in the neighborhood, and now they’ll be living just down the block from friends ✨
