Inventory is up in a meaningful way across both Seattle and the Eastside, giving buyers something they haven’t had in a while: options! And they’re acting like it – picky, picky, picky. Homes that are dialed in are still moving quickly, (16 offers and 13 offers respectively for two of my office’s listings today) but anything even slightly off is sitting, adjusting, and chasing the market.

Pricing has never mattered more, with Iran news causing massive stress in a big way. This isn’t a “let’s just try it” market, it’s a “get it right from day one” market. Buyers are making quick decisions, and once they pass on a home, they usually don’t circle back… even after price reductions. Seriously, price drops often bring back the buyers that initially thought a home was overpriced, but now they seem to sour permanently.

We’re also seeing that play out in the numbers. Fewer homes selling at or above list, more price changes, and a clear split between homes that are well-prepared vs. everything else. The big picture: more competition, more selectivity, and a market that rewards preparation and precision.

It’s finally Spring! And the biggest shift right now is the amount of inventory coming online.

In Seattle, we’ve seen a meaningful jump in active listings compared to last year, while buyer demand has stayed relatively steady. Buyers are still out there, but they’re more selective and a bit more price sensitive, which is showing up in how homes are performing. Some are still selling quickly and even above asking, while others are taking more time and requiring negotiation depending on how they’re positioned.

The Eastside is seeing a similar story, just a bit more pronounced. Inventory has expanded significantly year over year, and with more options available, outcomes are starting to vary more from one listing to the next. Some homes are getting strong traction right away, while others are sitting longer or needing price adjustments to find their buyer.

Across both markets, it’s less about trying to time things perfectly and more about how well a home is prepared, priced, and positioned. The homes that are dialed in are still performing. The ones that miss the mark are feeling the difference.

After a slower start to the year, February felt like the market finally woke up. Seattle’s median sold price climbed to $962,500—a 13% jump from January and basically flat compared to last year. That kind of month-to-month movement usually means one thing: more buyers are stepping back in, and competition is starting to follow.

We’re seeing it play out in real time—71% of homes are going under contract within 30 days, and 35% are selling above asking. In other words, the window we get early in the year before things heat up is already starting to close.

Greetings, everyone! We’re starting to see more homes come onto the market across both Seattle and the Eastside as we move toward spring. The interesting thing is that buyers are still keeping pace with that new inventory. In Seattle, that’s helped keep prices surprisingly stable even as listings increase. On the Eastside, the shift has been a little more noticeable — buyers have more options now, which means pricing and presentation matter more than ever. The homes that come out dialed-in are still moving quickly, while others are taking their time.
