Our team today got a behind-the-scenes look at what our technology team is building at Corliss, from modern systems to in-house applications designed around how we actually work.

Our leadership has always valued long-term thinking, adaptability, and finding better ways to operate in our modern world. Technology is another part of that. Not tech for tech’s sake, but better tools that let our teams focus on what they do best: real estate.

Did you know the Corliss dates back to 1892? 👏🏻 What started in Sumner, Washington, eventually grew into a sand, gravel, concrete, and building materials business that helped shape communities throughout Western Washington.

Over the generations, the business changed. became a larger part of the portfolio. Land holdings became development opportunities. Investments expanded, and in 2010, Corliss Management Group was formed to focus on the family’s growing real estate business.

Today, we’re acquiring, developing, financing, and managing real estate across multiple Western markets.

The business looks very different from what it did generations ago, and we think that’s part of what it takes to stay in business for more than a century.
We’ve tried to hold onto the principles that continue to serve us: be thoughtful with capital, build trust, take the long view, and don’t be afraid to evolve.
Our history matters to us, but we’re much more interested in what we can build from it.

The market has changed. Capital is more selective and transactions are taking longer.We’ve found that markets like this don’t necessarily call for a different investment philosophy. They simply require greater discipline in applying it.

That might mean:

▶️ Prioritizing durable cash flow over projected upside.
▶️ Stress-testing assumptions instead of underwriting to the best-case scenario.
▶️ Focusing on markets with long-term population and employment growth.
▶️ Building flexibility into capital structures and business plans.
▶️ Spending as much time evaluating downside risk as upside potential.
▶️ Investing in relationships before you need them.

Every market cycle rewards something different. Right now, we’re finding that preparation, patience, and disciplined ex*****on continue to create opportunities.

Seventeen years ago, Corliss Management Group became the next chapter in a story that began in 1892. We didn’t start with a blank slate. We were fortunate to inherit generations of hard work, integrity, and a belief that relationships matter more than transactions. Those who came before us built a foundation we’re deeply grateful for, and with that came a responsibility to carry it forward with care.

Over the past 17 years, we’ve worked to honor that legacy while building for what’s next. We’ve grown our portfolio, expanded into new markets, welcomed incredible people to our team, and continued evolving alongside an ever-changing real estate industry. More recently, that has included the launch of 1892 Capital Partners LLC, creating another way to serve our partners and invest in opportunities with the same long-term mindset that has guided us from the beginning.

We’re proud of what we’ve accomplished, but even more grateful for the people who’ve made it possible. To our employees, investors, brokers, tenants, vendors, and communities, thank you for trusting us along the way. Your partnership has shaped who we are.

We’ve been a little quiet on the Utah office front... mostly because paperwork doesn’t make for great construction photos. But now we’ve got something worth sharing.

After a few permitting delays, construction is officially underway. It’s exciting to finally see walls going up and our home starting to take shape.

One of our Principals, Eric Corliss, often says the hardest part of isn’t finding deals, it’s having the discipline to wait for the right ones to actually come together.

Some of our best investments didn’t happen quickly. We’ve had deals that took 18–24 months from first conversation to closing. Not because something was wrong, but because the timing, structure, or alignment wasn’t there yet. In those situations, rushing usually makes things worse. A few things Eric emphasizes when deals start to drag:

▶️ Know what you’re solving for — Price is only one variable. Structure, timing, and partner alignment matter just as much
▶️ Stay engaged without forcing it — Keep the conversation going, but don’t push a deal just to get it done
▶️ Use the time productively — Underwrite different scenarios, revisit assumptions, and pressure-test the downside
▶️ Be willing to walk away — If the fundamentals don’t hold up, time won’t fix it
▶️ Recognize when patience creates leverage — As situations evolve, better terms often emerge for the party that can wait

We’ve seen deals fall apart after months of work—and we’ve seen others come back around later on better terms. That’s part of the business.
