Just closed.! I helped my clients navigate the home buying process and purchase this spectacular home for an amazing price. The sellers loved my buyer's offer letter and we were able to close early. I advocated on behalf of my buyers and helped them secure a stellar interest rate.

The home buying process is super COMPETITIVE in this CRAZY MARKET.! We lost some offers to “all cash buyers” and didn’t even get to submit some offers because the sellers accepted offers early.

I am forever grateful for this amazing experience that I shared with my buyers. I still can’t believe that they got into a home that we considered a “long shot”.

Earnest money is an amount of money put down to show that a buyer is serious about purchasing a home (a good faith deposit).

Sellers tend to favor these good faith deposits because they want to ensure that the sale wont fall through. Earnest money can act as added insurance for both parties in a transaction.

A buyer will typically deposit 1-2% of the purchase price in earnest money (can deposit more in a competitive market) The earnest money will be held in an escrow account and applied to the rest of the down payment at closing.

SALE PENDING: A home goes pending when the seller accepts a buyer's offer. The next step is to go through the mortgage loan process while completing an inspection and an appraisal.
