Right now, there are 18 floating homes on the market across Seattle which is a good amount of inventory for this niche market.

That means more styles, more views, more price ranges, and more opportunities to find the one that fits the way you want to live on the water.

Here’s what I’m telling buyers right now:
There’s a rare window of choice at the moment.
Floating homes don’t always come up in clusters like this. If you’ve been casually browsing for a while, there’s currently more to compare than we often see at once.

Buying before peak summer has advantages.

Once we hit consistent sunshine and everyone remembers how magical Seattle is on the water, floating homes tend to get a lot more attention. More buyers start jumping in, and the best homes can move quickly.

Buying a home in Seattle is one of the biggest financial decisions in a person’s life.

And the behind the scenes work is where deals are made or lost.

That’s where I spend most of my time.

Calling listing agents, reaching out to my network, and actively searching the MLS.

Doing diligence on properties before you fall in love with one with major red flags.

And when it’s time to write an offer, I already compared the price to recent sales and know what the seller cares about, so we can come in strong without overpaying.

Inspired by one of the most famous rom-coms of our time.

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer ā€œjust to seeā€ often just signals to the seller that you’re not serious.

The good news: all of this is avoidable with the right guidance going in.

Lots to celebrate today! It was closing day on the sale of a friend’s investment property and the one-year home anniversary for other friends I helped buy last year.

So I put in a few extra miles in the car: dropping off keys to the new buyers, flowers for my clients celebrating their first year in their home, and sending off a closing gift to my out-of-state seller.

Buying and selling can be stressful, so it really means a lot when someone I know trusts me to help them through it. It also means I get to spend a lot of time with friends, which is always a perk!
