The July 2025 stats are out for the Eastside and Seattle markets:

Seattle:
Inventory held steady around 2.1 months (the highest July supply since 2011) giving buyers more breathing room. Prices are still up 4% year-over-year, but homes need to be move-in ready to stand out for buyers to get competitive.

• Eastside:
With 2.4 months of inventory, we’re officially in a buyer-favored market for the third month in a row. Prices have softened ~7% since March, and buyers have more choices than we’ve seen in years.

What this means for you:
• Sellers: Presentation & pricing are everything. The best homes still sell quickly.
• Buyers: You have time, options, and room to negotiate, but well-priced homes still move fast.
