Every home purchase looks simple once it closes. What most people don’t see are the months (sometimes years) of searching, learning the market, and waiting for the right opportunity.

These buyers stayed patient through a long search. When the right home in Bellevue came along, we moved quickly and structured an offer that made it very reasonable for the seller to accept.

The outcome:
$72,970 under list price
$22,000 seller concession
Over 5% in total value negotiated

Good negotiations aren’t about being aggressive. They’re about understanding leverage, timing, and how to present terms the seller can say yes to.

Congrats to this lovely family on their first home purchase! It's been years in the making but they stuck with it and made it happen!

Bellevue is a competitive market to buy in. We found something that needed a bit of work which gave us a lot of room to negotiate favorable terms. Over $100k in buyer discounts!

Next step is to start renovations! Let's get this home updated for modern living! The plan is all new flooring, trim package, new windows, new kitchen and bathrooms, add lighting and a new roof.

Inevitably, going through renovations is stressful, so I got the buyers a gift to to unwind and recharge. And what's a new home without its first saucer swing!? Hopefully the kids don't break an arm 😬
