Another first-time homebuyer getting the keys. 🔑🏡
This one means a lot.
There’s something special about helping someone buy their first home, but when it’s family, it hits a little differently.
You get to be there for the conversations, the excitement, the stress, the uncertainty — and then finally, the moment where you’re standing in the driveway holding a SOLD sign and the keys to a place they can officially call their own.
I’ve said it before, but this year has reminded me why I love what I do. Helping family, friends and referrals accomplish something this big is incredibly fulfilling.
Couldn’t be happier for these two.

Two closings. One day. What a day. 🔑🏡
Today I had the privilege of closing two completely independent transactions on the same day.
That’s an accomplishment I’m proud of — but what these two closings meant to me personally matters a whole lot more.
This year, I haven’t chased a single deal. No cold leads. No forcing business. It’s been family, friends, past clients and referrals — and there’s something incredibly fulfilling about building a business that way.
Closing #1 was my cousin Libby Southworth and her partner Jacob Bogert-Wilson .
Early on, we had a lot of conversations about being realistic. Maybe the right house checks 8 out of 10 boxes and you compromise on the other two.
Well... screw that.
We found the 10/10. A diamond. 💎
It wasn’t the easiest deal, and this market presented its own set of challenges, but we fought through every one of them. Handing over the keys today hit me differently. I’ll admit it — I got a little teary-eyed pulling out of the driveway.
Closing #2 started with a referral from a mutual friend and ended with me gaining a friend.
And it’s not often you’ll ever hear me say this... but Washington is officially a better place with this Californian in it. 😂
I’m glad Tacoma is now home.
And what a home it is — built in 1915, full of character, craftsmanship and the kind of details you just don’t see anymore.
Two completely different clients.
Two completely different journeys.
Two sets of keys handed over on the same day.
I’m proud of the accomplishment.
But I’m a hell of a lot more grateful for the people who trusted me to be part of it.

If you know this feeling, you know.
Breathless, not from the hike but from what feels like raw freedom and beauty.
No worldly influence. Nothing else matters for just a few moments.
20 minutes after this we bumped the herd in the dark and nearly got trampled by them 😂.
I've never experienced an adrenaline dump like that.
An unforgettable 1st leg of elk season.
Back home for a couple of days to get some work done and regroup.

I grew up a fighter, and I think a fighter is what I’ll always be.
These days, I’m not putting on the gloves — I’m fighting for my clients. 🥊🏡
I can’t explain how happy I am for my sweetest of cousins and her partner. They found their 10/10 house, and today we officially got it under contract.
Was it easy? Nope.
Was it orthodox? Definitely not.
But we got it done.
There were multiple moving pieces, so instead of sitting behind my phone sending texts and emails, I drove to the open house being hosted today and worked through it face-to-face with the listing agent.
Sometimes getting the deal done means getting outside the box. Making the extra call. Driving across town. Having the conversation in person. Finding an angle when the obvious route isn’t working.
Some people might call it excessive.
I call it doing my job.
It’s only silly if it doesn’t work. 🥊
And this one worked.
Couldn’t be happier for these two. Now let’s get this thing to the closing table. 🔑🏠

Sometimes you miss out on a great house… just to find an even better one the next week.
That’s a lesson most buyers learn at some point — usually the hard way.
Couldn’t be happier for my clients getting their offer ACCEPTED with multiple offers on the table. 🏡🤝
There’s a lot of chatter right now about Western Washington being a “buyer’s market.” And while buyers absolutely have more leverage in certain situations, there’s an important caveat:
Great houses in prime locations will always be competitive.
When the right property hits the market, you don’t always have the luxury of sitting back and waiting. It takes a committed buyer, a strategic agent, and the ability to recognize when it’s time to negotiate — and when it’s time to apply some urgency.
The goal isn’t just to write an offer.
It’s to write the offer that gets accepted.
Congrats to my buyers. Onto the next step. 🔑

Bowhunter Games 📍 Clarksville, TN 🏹
Hot. Humid. Ticks. Chiggers. Snakes. Granddaddy longlegs. Cicadas screaming 24/7.
Basically Survivor: Bowhunter Edition.
I managed not to die.
It was pretty damn cool watching some seriously talented target archers put down the target rigs, pick up hunting bows, and still absolutely hammer.
As for me… somebody had to make sure the trees surrounding the targets stayed properly trimmed, so I handled that while the pros took care of the actual scoring. 😂🌳🏹
Great event, tough conditions, good people, and a whole different style of shooting.
One thing is certain: I have a newfound appreciation for a nice, civilized Safari round. 😂
Clarksville was an experience. Glad to be home though.
