What’s actually happening with prices?
We looked at two years of data across Seattle, Bellevue, Sammamish, and Edmonds. The takeaway: prices haven’t dropped sharply-but they have shifted.
Seattle has plateaued just above $1.1M. Bellevue pulled back from peak highs. Sammamish is still adjusting. And Edmonds? Quietly climbing.
Higher interest rates have changed the pace, not reversed the market.

Today is Roman’s 2nd Diaversary. Thx to the one and only for the words below. I can’t say it better babe. And a special shout out to her as she is the one behind the scenes making this happen - up at night, running back to school for snacks and replacement of devices, doctor appointments, calls with insurance, and more. Jaime, you are to be celebrated too.

DIAVERSARY: anniversary of the day diagnosed with diabetes. A day to mark the strength and resilience required to live with this disease. 

We are proud of Roman, to say the least. He is figuring out how to navigate a life in which everything he eats requires thought and every time he leaves the house he takes emergency supplies.

And yet he has flown alone to South Dakota, fished alone on shores ranging from Green Lake to Lake Kameska, done sleepovers, played on sports teams, and so much more.

BUT we recognize he is not doing this alone. It has required of our family and friends, in addition to countless organizations and individuals. We paused this morning to give thanks and reflect on the truth we are not alone…

Our clients worked so hard to get their home ready for sale. They had a lot of good years in this wonderful home and wanted to make sure it went to a great new owner. Their effort was rewarded yesterday when we received 10 offers - all of which escalated above asking. The end result exceeded our expectations.

It’s hard to summarize what is happening in the market right now as there are conflicting economic signals. Sometimes the simplest answer is most likely the right answer: inventory is low and there are buyers out there who want to buy a home knowing that there will be a chance to refinance in the short to mid-term. In order to maximize your sale price and attract buyers, It’s important to do what these sellers did and be willing to put in the work to get your home ready for sale.
