$700/month in HOA dues can sound like a lot. But the number by itself doesn’t tell you much.

What does it include? How much is going into reserves? What expenses are covered that you’d otherwise be paying yourself? And, maybe most importantly, how healthy is the association financially?

When we’re looking at a condo or HOA property with a buyer, we’re looking well beyond the monthly dues. The HOA documents can tell us a lot more about what you’re actually buying into.

If we could sit every seller down before listing their home, these are a few things we’d want them to know.

You don’t need to make your house perfect. Pricing matters more than almost anything. Buyers will have opinions you disagree with. And once you’re on the market, making it as easy as possible for people to see the home matters.

A lot of our job happens before the listing ever goes live. Getting those decisions right upfront makes everything that comes after a lot easier.

We get asked about Zestimates all the time.

They’re an interesting data point, but an algorithm can’t walk through your house.

It doesn’t experience the layout, understand why one block commands more than another, see the quality of a renovation or know that the “comparable” sale nearby was in completely different condition.

Pricing a home isn’t about finding one magic number online. It’s about looking at the comps and then understanding all the little differences that made buyers pay what they did.
