Developers don’t value a property based only on the house that exists today.

They evaluate what the land may support tomorrow.

That calculation includes zoning, density, lot dimensions, access, topography, utilities, trees, construction costs and the expected value of the finished homes.

Adjacent parcels can be particularly valuable because combining them may create better layouts, greater scale and development options that don’t exist on an individual lot.

But favorable zoning alone doesn’t guarantee a premium. The project still needs to make financial sense.

Before you price the house, make sure you’ve evaluated the development opportunity.

Some of the best development opportunities never reach the open market.

This Magnolia assemblage began with research: identifying long-term ownership, compatible zoning, adjoining parcels and strong demand for new homes.

Then came private owner outreach, patient conversations and nearly a year of coordination.

Each owner had different goals and timelines. My role was to help create a structure that worked for the sellers while giving the builder a viable path forward.

Off-market opportunities aren’t simply “found.” They’re created through research, relationships and persistence.

After: a coordinated plan for 15 new residences in one of Seattle’s most established neighborhoods.

The transformation didn’t begin with construction. It began by recognizing that the three properties could create significantly more value together than they could individually.

What looked like three ordinary Magnolia properties became something much bigger.

By bringing together three neighboring parcels—approximately 25,000 square feet—we created an opportunity for:

• 5 single-family homes
• 5 ADUs
• 5 DADUs
• Parking for every residence

The acquisition totaled approximately $4.25 million, with an estimated finished value near $25 million.

It took nearly a year of owner outreach, negotiation and coordination with the right local builder.

The lesson? Before you sell the house, understand the value of the land underneath it.

One of the most underrated things about living in Seattle:

The ferries.

When I first moved here, I couldn’t believe this was just… normal.

In most cities, leaving town means:

Traffic.
Airports.
Stress.

Here?

You drive onto a boat.

Grab a coffee.

Watch the skyline disappear.

And suddenly the entire pace changes.

Bainbridge.
Whidbey.
Vashon.
Kingston.

They’re not vacations.

They’re Saturdays.

Coming from New York, I loved the speed.

Seattle taught me the value of slowing down.

New York gave me some of the greatest views in the world.

The skyline.
The bridges.
The energy.

But Seattle gave me something completely different.

Space.

Watching the sun disappear behind the Olympic Mountains…

Seeing ferries cross the Puget Sound…

Walking through Discovery Park and forgetting you’re minutes from downtown…

That’s the Seattle magic.

The best views here aren’t just about what you see.

They’re about how they make you slow down.

“Just wait until Seattle summer.”

I thought it was something locals said to justify the rain.

Then I experienced my first one.

I got it.

There’s something different about a city that completely transforms when the sun comes out.

Morning coffee walks feel different.

The water comes alive.

The mountains suddenly look close enough to touch.

Dinner outside at 8pm somehow turns into watching a sunset at 9:30.

Coming from New York, summer was always about escaping the city.

The Hamptons.
The Jersey Shore.
Upstate.

Seattle changed that.

Here, summer is when you want to stay.

Every city has its season.

Seattle’s just happens to be unforgettable.
