One of the biggest mistakes relocation buyers make in Seattle?

Assuming this market works like NYC.

It doesn’t.

Seattle is smaller, more neighborhood-driven, and heavily influenced by geography, views, and development patterns.

A few things buyers consistently underestimate:

• How different each neighborhood feels
• How important lot positioning and views can be
• How fast good homes still move
• How much new construction quality varies
• How future development impacts value

For example:
Magnolia and Ballard may look close on a map… but they offer completely different lifestyles.

And in Seattle, price per square foot alone rarely tells the full story.

Water views, alley access, lot potential, ADU/DADU flexibility, school zones, elevation, and future growth patterns all matter here.

Especially if you’re buying long term.

That’s why local insight matters more than most buyers realize.

As someone with roots in New York and deep experience in Seattle real estate, I help buyers bridge both perspectives and avoid expensive mistakes.

If you’re relocating to Seattle and trying to figure out where—and what—to buy, feel free to reach out.

From one underutilized Seattle lot → a modern multi-home opportunity.

At 34th Ave W & W Dravus/W Bertona, the vision is officially taking shape:
• SFR 2X

This is the future of Seattle housing - smarter density, thoughtful design, and maximizing land in premier neighborhoods without sacrificing lifestyle.

Excited to watch this one rise from the ground up.

Choosing the right Seattle neighborhood isn’t just about price point.

It’s about how you want to live.

That’s the biggest adjustment I see with buyers relocating from NYC.

In New York, people often search by borough first.
In Seattle, micro-neighborhoods completely change the experience.

A few things I tell relocation buyers to think about early:

• Do you want walkability or privacy?
• Water views or easier commute access?
• Historic charm or newer construction?
• Quiet residential streets or more energy nearby?

Because in Seattle, traffic patterns, elevation, bridges, and geography impact daily life more than most people expect.

And neighborhoods that seem “close” on a map can feel completely different in reality.

For example:
Magnolia feels calm and residential.
Ballard is more vibrant and walkable.
Queen Anne blends classic Seattle charm with skyline views.

There’s no “best” neighborhood.
There’s only the best fit for your lifestyle.

That’s why local insight matters here.

If you’re considering a move to Seattle and want help narrowing down the right areas, send me a DM. Happy to help.

Most people moving from NYC to Seattle think they’re just changing cities.

They’re not.

They’re changing pace.
Priorities.
Space.
Even the way they live day to day.

In NYC, you optimize for proximity.
In Seattle, you optimize for lifestyle.

That’s why neighborhood selection here matters more than most relocation buyers realize.

A few blocks can completely change:
• walkability
• views
• light
• privacy
• long-term value

And if you’re buying new construction in Seattle, understanding builder quality matters just as much as location.

Seattle isn’t NYC with trees.
It’s a completely different rhythm.

As someone with deep ties to both cities, I help relocation buyers understand the nuance before they buy—not after.

If you’re considering a move from NYC → Seattle, send me a DM. I’d be happy to help you make sense of the market..

Market Report - May 2026
-
Seattle’s housing market is shifting.

Ballard, Queen Anne, and Magnolia are all seeing rising inventory, longer days on market, and buyers becoming far more selective than they were a year ago.

• Ballard is moving toward a more balanced market with inventory surging and buyers negotiating harder.
• Queen Anne is showing the strongest signs of slowdown, giving buyers significantly more leverage.
• Magnolia continues to hold relatively strong thanks to limited supply and steady demand.

The biggest story?
Inventory is up across the board - which means pricing strategy, presentation, and positioning matter more than ever.

And while interest rates continue to shape buyer behavior, one principle still holds true:
Marry the purchase price. Date the interest rate.

Rates can change.
The right opportunity and the right neighborhood are much harder to recreate later.

If you’re considering buying or selling in Seattle this year, let’s talk through what this market shift means for your specific goals.

From blueprint to skyline.

A rare look behind the scenes at what’s taking shape on 28th Place W & W Elmore Street in Magnolia — a thoughtfully designed collection featuring a SFR, ADU, and DADU, built for the way Seattle lives now.

More flexibility.
More lifestyle.
More long-term value.

This is where smart development meets one of Seattle’s most established neighborhoods.

Seattle’s housing future isn’t coming — it’s already being built.

Most relocation buyers start with price.
That’s the mistake.

Start with lifestyle—then map the neighborhoods.

Here’s the quick breakdown:
• Magnolia → space + views
• Ballard → walkability + lifestyle
• Queen Anne → classic + elevated
• Capitol Hill → energy + culture

Same city.
Completely different lives depending on where you land.

If you still want energy when you leave NYC - this is where you look.

Capitol Hill is Seattle’s version of Lower Manhattan…
just less corporate, more creative.

It’s where the city actually feels alive.

Restaurants. Nightlife. Culture.
All packed into one neighborhood that doesn’t try too hard.

You don’t move here to slow down.
You move here to stay in it.

This isn’t just a home — it’s a smarter way to own.

SFR + ADU + DADU
Three distinct living spaces designed for flexibility, income, and long-term upside.

Live in one, lease the others — or hold as a high-performing asset.

A more intentional approach to ownership…
inspired by how they think in New York City, adapted for Seattle living.

If the Upper West Side is your comfort zone…
Queen Anne will feel familiar.

Elevated. Established. Timeless.

But here’s the difference:
In Seattle, you don’t just get charm - you get space, light, and views that actually slow things down.

Same taste.
Different pace.

If you’re relocating and want that UWS feel in Seattle - DM me “QUEEN ANNE”
