Yayyyy closing!! My first client who purchased Insignia, and let me tell you what!
First off, getting into a two bedroom in this building under $800k is really hard to do, but we closed at $762,500 with $12,500 seller credits.
And then the real work began! Nobody would lend on the building!! I reached out to a couple brokers I’ve worked with in the past and Brent Moody got it done. It took a couple extra weeks and the terms aren’t stellar, but once the condo finishes repairs associated with their lawsuit, refinancing will make sense. We hit a last minute snag too when the seller didn’t fix the inspection findings, so we pushed it out a couple extra days and they were able to take care of that.
All in all, a learning experience and I’m so thrilled that my clients are able to own in my personal favorite building in the city. Congratulations!

I love getting my Orca wrapped each year! Last year I had 290 trips on 26 routes. This year I rode my bike a lot more often than I did last year, and used transit more frequently for longer trips. Those ferry trips were all ones where I loaded my bike on and rode to my destination. In addition to Sound Transit and KC Metro, this year I rode Pierce Transit and Kitsap Transit.

I like to share this because I don’t have a regular commute. I get around town at different times to different places depending on where I’m meeting clients, hanging out with my kids, or running errands. The 50 is my most used bus, I live less than a five minute walk from a stop and it takes me to my doctor’s appointments at the VA, Alaska Junction, and my kids school. I also use it to access the 1 line especially when I’m going south.

My favorite bus is the H. I live between the C and the H, but taking the H home I can walk through Longfellow Creek to get to and from my stop so it’s stress free with my kids in tow.

Got a big ‘ol flat tire the other day after taking the kids to Alki. We took the bus home, then I was able to head back over and grab my bike with our car, but it’s so huge it was poking out of the trunk and my tailgate was up the whole time. Not ideal.

Enter Speedy’s! I made an appointment for Tyler to come by and pick me up this morning, he drove me over to Rad Bikes in Ballard where I have a two year maintenance plan, and dropped me off. He threw the bike in his van, tied it down, and we chatted as we made our way across town.

I had called ahead to make sure the folks at Rad could change my tire (yes, it’s enough of an effort for it to be worth it to take it in), and my two year maintenance plan covers free tube changes and 15% off tubes.

All in all, what could’ve been a little bit of a headache of not having my bike was not only easy, it was delightful since the customer service and personality of all involved were just a joy to be around.

I highly recommend Speedy’s, it’s $80 a year for up to six rescues, especially since my RadWagon won’t fit on a bus. The two year RadCare at Rad Power Bikes was $500 and includes a basic tune, four Rad Tunes, and free parts installation. Since we ride over 1500 miles a year, this is a *screaming* deal. Between the two services, I have zero stress about being stranded or without my bike for long. Thank you both!!

Bethany and I decided Saturday would be a Treat Yo Self day! It was the best day of the year!
We hired a babysitter for the first time that wasn’t directly related to us, and had a “night out.” Dinner at Ben Paris, then Lindsey Stirling in concert with the Seattle Symphony at Beneroya Hall!

So we actually fell in love with Lindsey when she was on Dancing With the Stars, and in 2020 we had a virtual meet and greet with her and our then six month olds as part of her Christmas Concert. This is the first time we’ve been able to see her in person and it was an incredible and moving show. She’s so inspirational and I don’t typically look to famous people as role models, but she is an incredible role model for my kids to look up to.

Thank you for an incredible performance, Lindsey, thanks to KC Metro for the ride, and thank you for an unforgettable evening to Bethany. I love you more every day and I’m so excited to be able to do cool stuff like this with my very best friend.

Buying a home can be more art than science. Working with Alex and Veronika was a perfect example of that!

Veronika reached out to me specifically because they wanted a real estate agent who knows Seattle by bike. That’s me! So we started with a really wide range of potential outcomes and terms, from fixer uppers to turnkey… the most important thing was location. You’ve heard that before, yea? Location, location, location!

They loved their Roosevelt neighborhood and wanted to stay close there. As you can imagine, the inventory is low and prices are high. So we took a couple weekends to explore other neighborhoods by bike. We checked out Judkins Park and Columbia City, and they absolutely loved Judkins Park.

The first place they liked felt like a little too much house for them, and the price was a little higher than they felt comfortable spending. They agonized for a couple days after that place went pending, and that’s when I told them that the fact they were trying to talk themselves into putting an offer together probably means it wasn’t the right one, and the thing we have most on our side is time. If we’re patient, we’ll find their place.

Three weeks later we walked into this home and they fell in love. It’s two bedrooms, one bath 1901 craftsman that’s been practically re-built. The size is perfect for them, it’s got solar panels, a beautiful garden and back patio with hot tub, and air conditioning. Within walking distance of a grocery store, light rail, less than 1/4 mile from the Mountains to Sound trail, and adjacent to the 22nd/21st Ave Neighborhood Greenway, we nailed it.

The best part, we got this place for $910,000. We were one of two bidders, and we included an escalation clause that bumped us $10,000 over the original asking price to beat out the other offer. I’m over the moon for these two and so excited to see how they make this house their home!!

Two years ago I earned my real estate license! Since then I’ve had the immense honor of helping eleven families purchase a home! From first time homebuyers to VA loans to vacation homes, I’ve built relationships and experienced a lot of personal and professional growth.

In total, eleven homes while successfully navigating an evolving market, different price points and home types each with their own market characteristics, while closing every transaction on time. One of the coolest things I’ve been able to do is help people who want to use a car less often. That doesn’t always mean living in an urban location, some buyers just need to know that commute options are accessible nearby!

As we look forward to the next two years, I look am so excited to continue to nurture the relationships I’ve built over the past two years, and nurture new ones moving forward. Rick reached out to me and knew he wanted this unit in this building. I went over with the kids and took a video of this and a couple other that were for sale, and we settled on buying this one bedroom condo for when he moves into town.

Another veteran using a VA loan, and a great location in The Melrose, right on first hill. A block away from the G Line, a couple blocks from Whole Foods, Blue Star Donuts, and Pike/Pine, the location can’t be beat. And the price was perfect at $275k with $5k in closing costs paid by the seller to help keep the buyer from having any money down.

One of the things I’m genuinely most excited about by having my own business is I have a socially acceptable reason to donate to community causes and beautification projects. Each year the West Seattle Junction Association hangs flowers throughout the junction. This year I sponsored a basket, and they gave me the best spot on the whole dang thing by.

Right next to the mid-block crossing and Elliott Bay Brewing, this is actually the spot in the junction I spend the most time at.

Closing day!

Luke and Mitzi are moving into town for a military permanent change of station (PCS), and reached out to have me help them find a home for them and their four kids. They were looking for a 4+ bedroom home under $550k.

While Luke is stationed at the Coast Guard station in S**o, unfortunately we’re priced out of Seattle. We looked in Pierce County near the Sounder line, and ultimately expanded our search to Kitsap County. We found a newer home in Port Orchard that is a couple miles from the downtown. We’ve been shopping for an e-bike for him together to get to and from the ferries, and learning about all the options to get to/from Seattle from the peninsula. Southworth has a fast ferry to Downtown that works for him, and including biking time, gets his commute just under an hour, but requires no driving. Plus the house we found has four good sized bedrooms, a backyard, and as importantly, came in right on budget and didn’t need any repairs or investment to bring it into comfortable living condition.

I’ve really enjoyed working with this family, and I look forward to hearing how they thrive in their new home here in the PNW!
