🏡 Shoreline's housing market is sending some mixed signals right now.

Median home prices are down almost 7% year-over-year, yet homes are still selling in about 12 days, tied for the fastest pace among the Seattle-area markets I track.

At the same time, months of inventory is up almost 30% from last year.

So what's happening?

Buyers have more choices, which creates more competition among sellers and puts pressure on prices. But when a desirable home comes on the market at the right price, buyers are still moving quickly.

I saw this firsthand with one of my recent Shoreline listings: 30 showings in the first 10 days, one offer initially about $15,000 below asking, and we ultimately negotiated to roughly $5,000 below asking and got it sold.

📉 Sellers: Pricing accurately from day one matters.
🏡 Buyers: You finally have choices, but the best listings can still disappear quickly.

🎶 Bumbershoot is back!

One of Seattle's longest-running traditions returns to Seattle Center for Labor Day weekend, bringing together music, comedy, fashion, visual arts, food, and so much more.

I've lived in the Seattle area long enough to know that Bumbershoot always feels like the unofficial farewell to summer. It's one last chance to enjoy the city before fall arrives.

🏡 Every home has strengths, and every home has challenges.
Today I met with a homeowner who's getting ready for a new chapter after many years in the same home. My job is to help him navigate that transition with care, honesty, and a pricing strategy that reflects today's market.

Homes near a freeway or sound wall can absolutely sell, but buyers will compare them to similar homes without that feature. Pricing appropriately from the beginning helps attract the right buyers and gives the home the best chance for a successful sale.

It's a gorgeous August day in downtown Seattle, and yes, it's beautiful. But there's also the reality of parking chaos, longer waits, and navigating the city's real-world challenges. As someone who works downtown regularly, I'm sharing what it's actually like—the good and the complicated.

☀️ Real estate is not always perfectly staged and camera-ready!

My neighbor stopped by because I'm going to be helping her sell her home, and she needed documentation showing the age of the house for some crawl-space work she's planning.

One surprisingly useful place to look? Your property tax records. They can provide basic information about your home, including the year it was built, which may be helpful when you're researching eligibility for certain utility rebates or home-improvement programs.

I'm hoping the documentation helps her qualify for a great deal on the work. And apparently, when your client is also your neighbor, hair and makeup are optional. 😂

⚡ Buying a home with knob-and-tube wiring? Don't wait until the last minute to figure out the insurance.
Insurance companies can treat knob-and-tube very differently. Some may decline the property, while others may offer coverage with conditions or at a higher cost.

Three things I recommend:
1️⃣ Use an independent insurance broker. They can shop your situation with multiple carriers rather than you contacting companies one by one.
2️⃣ Gather the electrical documentation. If the home has had panel upgrades, partial rewiring, or other electrical improvements, have that information available when requesting quotes.
3️⃣ Start early. Don't discover an insurance problem the day before closing. As soon as you know the house has knob-and-tube wiring, start investigating your options.

Older homes can have quirks. The trick is identifying them early enough that they become logistical problems to solve rather than last-minute emergencies.
