The moment we knew this home would sell… wasn’t when we listed it.

It was that first weekend 👇

📞 The phone started ringing
👀 Buyers were showing up
🚪 Over a dozen showings in just a few days

That early activity tells you everything.

It means your pricing is right.
Your marketing is working.
And buyers are paying attention 🔥

The first weekend isn’t just important… it sets the tone for the entire sale.

“I don’t want to give up my 3% rate.”

I hear that all the time… and it makes complete sense.

But here’s what more homeowners are realizing:
A great rate doesn’t fix a home that no longer fits your life.
Families change.
Jobs change.
Priorities shift.

And a lot of people bought during COVID just to get something… not their forever home.
Now we’re seeing that “lock-in effect” start to ease.

Because at some point, staying put can mean putting your life on hold.

If you’ve been thinking about moving but feel stuck because of your rate, it’s worth looking at the full picture.
I’m happy to walk you through what that could look like.

Today I’m out previewing a fixer upper estate sale near Washington Park and the Arboretum 🌿🏡

We’re looking at a big decision:
Is it worth renovating… or is this a tear down for a builder? 🔨

I’m walking the neighborhood, studying new construction, and comparing recent sales so my client can make a smart, informed choice 📊

This is what real estate strategy actually looks like behind the scenes.

If you’re dealing with an inherited property or wondering what your home is really worth, I’m happy to help.

The thing that surprises out-of-state buyers most about Seattle? Not the prices. The pace.

In most markets, you have time. Tour a house, think it over for a few days, maybe go back for a second look. Then decide.

Seattle doesn't work that way. Well-priced homes in good neighborhoods can go under contract before the weekend is over. If you're flying in from out of state, you might have 2-3 days to see everything and make a call.

That's not a reason to panic. It is a reason to prepare.
Buyers who win in Seattle aren't always the ones with the most money. They're the ones who knew their numbers, their priorities, and their non-negotiables before they landed. So when the right house appeared, they were ready to act.

If you're thinking about relocating here, the prep work you do before you get on a plane is the most valuable thing you can do.

Let's talk before you book that flight:

Okay… I’m not going to lie 😅
This house had full Brady Bunch vibes.

Wood paneling… s**g carpet… bold colored bathrooms 🟦🩷

But here’s what buyers REALLY cared about 👇

✔️ New roof
✔️ New siding
✔️ Updated systems
✔️ Solid structure

We priced it strategically to attract the right buyers… and it worked 🔥

Over a dozen showings in the first weekend and multiple offers above asking.

You don’t need a perfect home to get a great result.
You just need the right positioning.

A lot of homeowners are wondering if they should wait…
But the real question isn’t just about rates.
It’s about equity.

If you’ve owned your home for a while, you may have more flexibility than you think.
That equity can help you:
• Lower your next loan
• Reduce your cash needed
• Or even change your long-term plans entirely

You don’t have to sell.
But it’s worth understanding what’s possible.
If you want a clear picture of your equity and your options, reach out. I’m happy to walk you through it.

Moving to Seattle for a new job? You're not alone. In this clip, a Michigan mom called to help her son plan his relocation to the Greater Seattle area after landing his first job out of college. Before he flies in, we're doing a planning call to map out neighborhoods, priorities, and timeline, so when he arrives, every neighborhood tour counts.

If you or someone you love is making a similar move, here's what this process looks like:
* Virtual planning meeting to understand lifestyle, commute, and budget priorities
* In-person neighborhood tours to compare feel, walkability, and price range
* Guidance on Seattle's competitive market from an agent who actually lives here

Ready to start your Seattle relocation search? Book a call and let's make a plan before you buy a plane ticket.

We had multiple offers… and even pushed the price way above asking 💰

But we still turned down the highest one.

Why? Because it came with contingencies that added risk and uncertainty ⚠️

Another buyer came in slightly lower… but with clean terms and a much stronger chance of actually closing ✅

And for this seller, timing mattered. Certainty mattered. Peace of mind mattered.

Here’s the truth most people don’t realize 👇
The best offer isn’t always the highest… it’s the one that gets you to the finish line. 🏁

If you're selling a home, especially a family property, strategy matters more than you think.

Moving to Seattle for a new job? Don't book a flight before you do this.

I got a call from a mom in Michigan recently. Her son just landed his first job out of college in the greater Seattle area. He'd never lived here. She wanted to help him get ahead of the search before he flew out.

So before he got on a plane, we did a virtual planning call. We mapped out commute options, budget, neighborhood priorities, and timeline. By the time he landed, every tour had a purpose.

That's how relocation should work.
If you're moving to Seattle (or helping someone who is), here's what the process looks like:
Virtual planning call to understand lifestyle, commute, and budget
In-person neighborhood tours to compare feel, price, and walkability

Strategy from an agent who actually lives here and knows the market

Don't start with Zillow. Start with a conversation.

Seven showings booked in the first day or two. That's not luck — that's what happens when a listing is priced right and marketed well from day one. In this clip, Emily is heading out to stock the flyer box for a new listing ahead of the open house weekend. Early showing volume is one of the clearest signals that a listing is on the right track.

If you're thinking about selling your home in the Greater Seattle area, here's what the launch process looks like:

Professional flyers and marketing materials ready before the first open house
Pricing strategy that generates immediate buyer interest
Open house preparation designed to convert foot traffic into offers

Thinking about listing? Let's talk before your home hits the market.
