Many home sellers are convinced that the highest offer always wins. Sounds logical, right? 💵

Not always.

Here’s a recent example: two buyers were competing for the same home in Redmond.

One buyer offered $15,000 over the asking price, but with contingencies. The deal could fall through if the loan wasn’t approved or if the home inspection uncovered major issues. On top of that, the closing would take 45 days.

The second buyer offered a little less, but it was an all-cash offer, with no contingencies, and they were ready to close in just two weeks.

The seller chose the second buyer.

Because an offer isn’t just about the price.

A seller also thinks about risk. Will the buyer’s financing be approved? Will the inspection create problems? Will the buyer back out halfway through the transaction?

An experienced seller—and a great Realtor—looks at the whole picture: the price, the terms, and the timeline.

That’s the secret. 😊

We took a trip to Whidbey Island and visited the local Island County Historical Museum (if anyone wants to recreate the trip 🚗).

The island’s first car is on display there — a 1902 Holsman Autobuggy. Looks like a stroller on wheels, but for the people who drove it, it was basically the technology of the future.

So I’m standing in front of this car thinking: for someone back then, this was probably about the same as a Tesla is for us today. Scary, confusing, neighbors giving you side-eye — and the person still got in and drove off.

And 100 years later, their car ends up in a museum instead of forgotten in a barn.

Besides the car, there are also mammoths, Native American canoes, and the history of early settlers — perfect for a couple of hours with the family, and admission is by donation.

Buying/selling a home isn’t one deal. It’s a chain of them.

Offer. Counter-offer. Renegotiate. Inspection. Renegotiate. Appraisal. Renegotiate again. Then closing 😅

People think an agent just “shows the house and signs papers.” Reality is a bit messier.

You need someone who doesn’t panic the appraisal comes in low. Someone who’s with you at every step — weekends included 😊

What were we looking for?

The request was clear: at least 3 bedrooms, a large lot, room to park a truck, and absolutely no HOA. With a list like that, it’s easy to be searching for a long time — but sometimes that’s exactly how you find your dream home.

After the inspection, we found a few things that needed fixing. We sat down at the negotiating table — and the seller agreed to cover part of the closing costs. A small win that made the deal even sweeter.

A final walkthrough allows the buyer to confirm the property is in the same condition as when the offer was signed, and that any agreed-upon repairs have been completed. It’s the last chance to catch issues before closing, while they can still be addressed with the seller.
