King County Housing Data for June/July 2025. What does this mean?
As we head towards August our inventory is cooling.
We still have more inventory than we have had in years! However that said, over half of listings that came on in King County have expired/cancelled. This could be for many reasons, Seller is not willing to sell if they cant get the price that they want, they will probably relist with another broker to gain new exposure and better advice and price and stage/spruce up (you cant just pop anything on and expect it to sell) you need professionals to help you make your home stand out against the competition, or they just changed their mind about selling altogether.
Price reductions continue to rise as Sellers want to sell and are responding to the market shifting.
If you are a buyer there are some amazing deals to be had! If you are a Seller and have not come on market, you definitely want a Realtor who knows how to advise on pricing within the market and advise on the best things to do to get you the most money for selling your home.
Bottom line: professional guidance on pricing, staging, and timing makes a big difference.
