Lemonade stand set up outside the Loyal Beights listing I was previewing. An open house was about to start, which was a calculated move on the part of these entrepreneurial sharks. I asked who had picked the soundtrack on their speaker and the Boss Man in the b-ball cap casually tossed his head over his shoulder: "Mr. Emo here."

Previewing for a couple of out-of-town clients this morning. Just because you live in a condo building doesn't mean that your front door can't have some flair!

Clients celebrating their one-year houseversary had a question about the discrepancy between the square footage given on the original listing and the ultimate tax/appraisal square footage. I quickly made a video for them because they were out of cell phone range and emails and texts lack nuance. With a video I could use comparable sales to explain the (unfortunately common) phenomenon. Communication and responsiveness is everything.

Tomorrow’s Co-Buying & Coffee talk tomorrow with is filling up and going to be a blast. It’s been fun creating worksheets, glossaries, and other resources for co-buyers to walk away with. We’re also asking for feedback from attendees about what they’d like to hear in future talks or during our online discussions where we go into subjexts in more depth multi-borrower lending, co-ownership agreements, budgeting, etc).
