Seattle has a secret season nobody talks about — and it's not summer.

Our agent Liz Hake, a lifelong Seattleite, says everyone leaves in the fall, and that's the mistake. September and October in Seattle are criminally underrated. Clearer skies than August. Fewer tourists. Rainier with its first snow caps, genuinely jaw-dropping. Ferries that aren't packed. Farmers markets at absolute peak. And the fall light on a clear day — something that should be talked about a lot more than it is.

Snoqualmie Pass. Hood Canal. The San Juans before the winter quiet sets in. This is the Seattle the people who live here actually live for.

"Buying a home around here just isn't realistic anymore." Lindsay Chegwin hears this a lot from folks searching in Seattle, Bellevue, or South King County — and she gets it. But before you give up on the dream, look a little further south. 🧭

Here's the reality: the median home price in King County is just under $1,000,000. In Pierce County? About $600,000. And you're not trading away quality of life to get there.

You still get the Ruston Waterfront, Commencement Bay, Dune Peninsula Park, and Point Defiance Park right in your backyard. Pierce County also gives you options — the waterfront feel of Gig Harbor, newer neighborhoods in Puyallup or Bonney Lake, or slower-paced space in Graham or Eatonville.
