After 20 years of helping people buy and sell in Snohomish County, I chose Mill Creek as my “forever” base for a reason. Decluttering advice sounds simple from the outside. Clean out, donate, toss, repeat. But when you've been in a home for 25 or 30 years, you're not dealing with clutter. You're dealing with a family archive. Your mother's china. Your kids' childhood artwork. The furniture you bought together the first year you were married. This is not a weekend project, and pretending it is sets people up for a very hard season right in the middle of an already emotional process.

The families who navigate this most gracefully give themselves a real timeline, often six months to a year before any listing date. They start with the least emotionally loaded spaces first. They get connected to estate sale companies, professional organizers who specialize in senior transitions, and adult children who can help sort what stays versus what goes somewhere meaningful. Selling a home you’ve lived in for years is not just a market decision, it’s a life decision. That’s why the “advice” you hear at brunch or on the news doesn’t always fit your situation.

If you’re hearing mixed messages about timing, pricing, or whether you “missed the window,” this is your reminder to look at the whole picture.

Myth 1: You’ve 'missed the window' and prices are crashing.
👉 Reality: Snohomish medians are steady at $735K, up slightly. No crash in sight but waiting risks your health/energy more than equity.

Myth 2: Sell FSBO to save 6% commission.
👉 Reality: FSBOs will cost you net 10–20% less due to less exposure/pricing power. Working with a seasoned agent who knows this market well can strategically price to sell and save you money.

Myth 3: Renovate everything first.
👉 Reality: Focus on low-cost fixes (staging, curb appeal) for max ROI. Full renos rarely pay back. When I work with my clients, I work with their budget to get the best ROI. It's amazing what a fresh coat of paint can do to update a space and that doesn't cost much (and also feels doable over a whole reno).

Evaluate your equity, your next chapter, and your actual stress level in this house and create a plan to transition to the next phase in your life.

If you know, you know...The French pastry shop on the corner of Grand and Hewitt has been serving the real thing since 2016, and yes, it’s pronounced “shoe shoe.” Real laminated dough, real butter, and a very real reason to make the drive.

Their kouign amann is the star of the show, and if you want one, do not sleep in. Get there before 11 AM or prepare to be disappointed in the best possible way. The cinnamon roll is the cult favorite, and the honey buns, croissants, and macarons are always worth checking out too. 🤤
