Fair Housing is important legislation that points to equality and respect in the real estate world. It lists protected classes of people who might receive unequal treatment. For example, it's against Fair Housing laws to discriminate based on race, s*x, religion or disabililty (see full list for Seattle in the link).

In this election season, it might interest you to know that, in the City of Seattle, "Political Ideology" is one of the classes protected by Fair Housing.

I remember when I first started in the real estate industry in the 2000's, I was driving with a couple looking to purchase their first home (this was back when agents and their clients often toured homes together in the same car!) and it was election season. We were driving down a street with several signs supporting a certain presidential candidate. One of the spouses said to the other, "Oh, I couldn't live in this neighborhood - with people who support him!".

This didn't violate the letter of Fair Housing laws (it's very difficult for buyers to break Fair Housing laws). But in my opinion it did come up against the spirit of it.

We shouldn't need laws to remind us that it's important to treat others equally. But sometimes they're useful for that.

Hopefully we can discuss, debate and live amongst one another with respect.

While looking through some recent stats, I snipped this out. I think it's an interesting depiction of the practical effects of interest rates. Even though the April 2022 Seattle median sale price was 15% higher than April 2023, the current higher interest rates make the monthly payment basically the same!

Way to go City of Renton! IMHO, this kind of effort is an important piece to the affordability puzzle. Reducing "red tape" puts solutions in everyday people's hands. I also really like that this will likely yield the kind of organic housing growth that leads to better neighborhoods.

Washington State is facing an unprecedented housing crisis. We have the lowest ratio of dwelling units to households of any state in the country, according to an EcoNorthwest study published by the Washington State Department of Commerce. Put simply, there aren’t enough houses to meet demand.

Putting together an insert for my calendar mailing (I know, it's mid Jan), had to snip and post these figures. Pretty amazing. 2021 saw a lot more buyers clamoring for homes that offered more room for the money. In other words, outside the city. I can't see how these numbers are sustainable, but I've been surprised in the past!

This is so important and such a long time coming!! Hooray! Condos are a critical part of more affordable housing and they contribute positively to more balanced market conditions. Not only that, they're hard to beat for buyers who want walk ability, lower commute times.

This open pit started out pretty simply, with the removal of an active underground oil tank on a Seattle residential property. Fast forward a couple months, it turned into a $45,000 environmental clean up!
This is so important: if you or someone you know uses oil as an energy source for home/water heating, please look up the Washington state insurance program (PLIA) that covers clean ups like this. If an owner isn't signed up with this program (it's taxpayer funded, so there's no additional fee) and a clean up like this is required, the property owner is quickly put in a very bad situation.

Of course there are scenarios where window replacement is necessary. But as I tour a lot of homes on a regular basis and hear from buyers what they really like, it's worth giving thought to repairing original windows on character homes. In fact, plenty of owners of Seattle area vintage homes are paying big bucks to get "original" windows put back in!

If you own a house built before 1960 that has its original windows, be grateful. Nothing will ever look as beautiful or work as well.

On Saturday, April 14th, from 11 am to 2 pm, we will have trucks on site to shred your paper material and to recycle obsolete electronics.

Items Accepted: DVD players, VCRs, stereo equipment, desktop & laptop computers, monitors, cell phones, iPods, keyboards, mice, cables, scanners, copiers, and TVs under 40".
Not Accepted: Microwaves, kitchen or other appliances, TVs over 48", styrofoam or cardboard.

Have Lunch On Us! We will be serving grilled brats, veggie & hot dogs, soda, chips, coffee, cookies, and a smile to thank you for your support!

*10 box limit on shredding per customer.
