Woodinville tends to come into the conversation when buyers start asking, “What if we went a little farther out?”

That can open the door to more space, more trees, and a quieter setting, while still keeping you connected to Redmond, Bellevue, and the rest of the Eastside. And of course, having wine country practically in your backyard isn’t a bad bonus.

At this level, waterfront access, views, lot quality, condition, updates, location, and even the specific street can significantly influence what buyers are willing to pay.

The median sale price is lower year over year, while homes are also spending more time on the market. For buyers, that may create opportunities to be more selective. For sellers, it makes accurate pricing and understanding the competition especially important.

One thing I've learned after helping people relocate to the Seattle area for more than two decades is that everyone defines "walkability" a little differently.

For some buyers, it's being able to walk to coffee shops and restaurants. Others are looking for easy access to parks, trails, waterfront paths, or local shopping. There's no right answer, only the version that fits the way you want to live.

That's why I spend time learning about my clients before we ever look at homes. Two neighborhoods may be only a few miles apart, but they can offer completely different lifestyles.

Bellevue and Redmond are close, but I wouldn’t tell a buyer they’re interchangeable.

Bellevue makes sense if you want a more urban setting, a walkable downtown, and restaurants and shopping close by. Redmond has its own energy, but you’ll find more trails, green space, and residential neighborhoods mixed in with the tech scene.

When I’m helping someone choose between the two, I’m less interested in which city is “better” and more interested in how they actually live.

Where do you work? What do you want nearby? What does a normal Saturday look like?

Those answers usually tell us a lot more than a list of amenities. ⁣

I often hear buyers say, "I'll just wait until the market slows down."

The reality is that the Seattle market doesn't move as one market. Some neighborhoods remain highly competitive almost year-round because inventory stays limited and buyer demand remains strong.

I've seen buyers miss opportunities because they assumed every area would follow the same trend. That's rarely how it works.

Understanding which neighborhoods continue to attract strong demand can help you prepare, move confidently, and avoid unnecessary surprises when the right home becomes available.

One of the biggest lessons I've learned after helping people relocate to the Seattle area for more than 20 years is this:

The right neighborhood matters more than the right house.

I've worked with buyers who originally thought they wanted Bellevue but ended up loving Kirkland. Others expected to buy in Seattle and found that Redmond or Sammamish better matched their priorities. The map only tells part of the story.

Your commute, lifestyle, budget, outdoor interests, and long-term goals all play a role in finding the community that's right for you.

My job isn't simply to help you buy a house. It's to help you understand the differences between neighborhoods so you can make a decision you'll be happy with for years to come.
