🏡 WASHINGTON REAL ESTATE MARKET UPDATE | JULY 2026

The July numbers are in, and there’s a lot to pay attention to in the Washington real estate market!

📊 Median Sale Price: $640,000
That’s a 1.5% decrease from $650,000 in July 2025.

🏠 Active Listings: 24,880
That’s 19.8% more inventory than we had at this time last year.

🔑 New Listings: 11,517
Compared with 10,418 in July 2025 — that’s 1,099 more homes coming onto the market!

So, what does this mean?

For buyers, more inventory means more choices and potentially more negotiating power than we’ve seen in recent years. Sellers are still absolutely finding success, but pricing your home correctly and making it stand out from the competition is more important than ever.

After 28 years in real estate, I’ve learned that the market is always changing — and there is no one-size-fits-all answer when it comes to buying or selling. Your neighborhood, property type, price range and individual goals all matter.
