🏘️ The Seattle market remained competitive in March, even as prices softened. The median sold price for a single-family home fell 6% from last year to $944K, while buyer demand continued to drive quick sales and multiple-offer scenarios—78%ofhomes sold within 30 days and 37% sold above asking. Even with more inventory than last year, well-positioned homes are still moving quickly.

Closing day in North Everett 🏡

🏘️ Seattle’s median residential sold price declined 7% month over month and 1% year over year in January to $850,000. While 57% of homes sold only after a price adjustment , 44% percent of homes still sold in less than 30 days showing that strategically priced properties continued to attract buyers!

🏘️ December typically brings a seasonal lull in market activity, and Seattle was no exception. Last month, the median sold price for a single-family home fell 6% from November to $914,000. Price adjustments played a role in closing more than half of all home sales.

✨ Seattle Real Estate Market Update 🏘️

The start of the holiday season did little to ease buyer competition in Seattle, with 71% of homes selling in 30 days or less. November’s median price for a single-family home was $973,500, relatively flat compared to last year but down 7% from October, likely reflecting typical year-end market slowing.

The median residential sold price dropped 6% from June but remained 4% higher than July 2024, landing at $1,010,000. Homes are still moving quickly, with 81% of homes going under contract within 30 days.
