Homeowners insurance has become a bigger part of the homebuying conversation. But it doesn't have to become a bigger source of stress.

The key is knowing what to expect before you buy. Get an insurance quote early, factor it into your budget, and lean on trusted local professionals to help you make the most informed decision possible.

If buying a home is on your radar, you've probably been keeping an eye on mortgage rates and home prices. But don’t forget about homeowners insurance.

Did home prices just hit a turning point?

Even though all the headlines out there make it sound like prices are crashing, here’s what the data really says.

Yes, price growth cooled from around 7% in mid-2024 to closer to 3% today. But that’s not a crash. It’s just a slowdown.

And if you look at the right side of this graph, it seems like price growth may have hit its low point and started to turn.

Now, two months of data doesn’t necessarily make a trend. But a few things back this up.

Compared to earlier this year, fewer markets are seeing price declines right now. And, forecasts call for price growth to pick up a bit before end of year.

Whether you’re buying or selling, I want you to have breaking info like this as soon as I have it – especially when it looks like something is changing.

DM me "PRICES" and I'll show you exactly what home prices are doing in our local market and what that means for you.

Putting off selling because it feels like the market’s at a standstill and no one’s buying right now?

Sure, the pace has cooled in some areas recently. But houses are still selling all the time. In fact, more than 4 million will sell this year.

Do a little math, and that works out to over 11k sold every day, almost 470 an hour, and about eight every minute.

So, don’t count your house out. Another home just sold as you were reading this – let’s make the next one yours.

Think no one’s buying right now? Think again. Just over 4 million homes are expected to sell this year. Do some math and that's roughly 8 every single minute. Let's make sure yours is one of them. Send me a message to get started.

Selling a high-end house is a big decision, and you deserve to feel confident going in. With sale prices climbing and buyers active at the top, this is a strong window to make your move.
Ready to cash in? Let’s talk strategy.

If you own a luxury house, you're in a stronger spot than most sellers right now. While much of the market has cooled, the high-end tier hasn't.

Sticker shock keeping you on the sidelines? Condos might help.

The median condo sold for $380,000 in June, while the median single-family home went for $446,400. That's a gap of more than $66,000.

Part of that is because condos are usually smaller. But that's exactly the point. Smaller square footage can mean a smaller price tag.

So, if you can make less space work for your life, it may work for your budget, too.

For a lot of buyers, especially first-timer buyers, a condo or townhome is the difference between waiting and owning.

Today's home prices have a lot of buyers – especially first-time buyers – wondering if there’s even anything out there that’s in their budget.

For most people, their first house was never meant to be their forever home. It was meant to be a stepping stone to whatever came next.
And today's market is creating an interesting opportunity for homeowners who are ready to move up.
Starter homes are still in short supply, which means the house you're selling may be exactly what another buyer has been hoping to find.
At the same time, there are more move-up homes on the market than buyers have had to choose from in years.
Throw in the equity you've likely built over the years, and moving up may be more realistic than you think.
If your current home no longer fits your life, let's talk about what your next chapter could look like.
