The Seattle single family market currently has 962 active listings,10 more than last week and up 37% from one month ago. Pending sales for February were up 53% from January and were up 21% from February 2025.
The median sales price of homes that have closed in February was $925,000. That is up 6.9% from the $865,000 we saw in January. It is down 4.1% from the the $965,000 we saw in February 2025.
In February, we finished with 1.8 months of inventory, based on pending sales. That is down 31% from the 2.6 months we finished with in January and up 12% from the 1.6 months we had at the end of February 2025.
According to FreddieMac, interest rates for a conventional, 30 year fixed rate mortgage went up this week to 6%. This was up .02% from the week before and down .63% from a year ago. Rates are .45% below the 52 week average.

The Seattle single family market currently has 952 active listings, 48 more than last week and up11% from one month ago. Pending sales so far in February are up 70% from the same amount of time in January and are up 31% from the same amount of time in February 2025.
The median sales price of homes that have closed so far in February is $950,000. That is up 10.5% from the $860,000 we saw for the same amount of days in January. It is down 2.6% from the the $975,000 we saw so far in February 2025.
So far this month, we have 1.6 months of inventory, based on pending sales. That is down 28% from the 2.2 months we saw at this point in January and the same as the 1.6 months we had at this time a year ago.
According to FreddieMac, interest rates for a conventional, 30 year fixed rate mortgage went down this week to 5.98%. This was down .03% from the week before and down .78% from a year ago. Rates are .48% below the 52 week average.
