Latest stats are here! However, this isn't the whole story...

3 of my Buyer clients this past month got under contract lower than list price on condos & townhouses, and with negotiated repairs included.

I tell all my clients to be thoughtful & careful if they are considering any purchases but especially condos right now as there has been little to no price increases & higher expenses recently. However, sometimes, a condo is still the right purchase for someone after they weigh all the pros & cons.

Stand-alone homes (commonly called single family homes) are a little bit more competitive. One of my Buyer clients got under contract with limited competition from another Buyer. We won it by a combination of preparation, quick pre-offer inspection, price and terms without "giving away too much" on the buyer side.

We saw the regular summer slow down this year & got into what felt like a Buyers market for a while in some places. However, our market is like tide pools with hotter areas & cooler areas. It’s important to check the micro markets to see how homes are selling before entering negotiations. We are also likely to see a speed up in our market September through October as we typically do looking at the past 10 years & with the interest rates lower than they have been. This is a great time to be a Buyer with more options available. On the Seller side, prep, pricing, excellent positioning on the market & patience are key. Windermere Mount Baker Real Estate
