This is one of my most favorite homes on the Hill. I love the bones of a classic, architectural design that lives effortlessly elegantly and this is that home. Gardeners will really appreciate the care the owner has put into choice of plantings and their combos. I particularly love the privacy hedge that showcases the hydrangeas and anemones along with the espaliered Asian pear trees.

Here are interesting stats from NAR on immigration and employment.@
At the national level, states typically saw a 50% decrease in net international migration in 2025. States with the steepest drops are those that generally didn't have large immigrant populations to begin with. These include West Virginia, Wyoming and Idaho. A significant drop due to a singular event such as a plant closure will have a disproportionately large effect on year-to-year comparisons. Other key drivers include a lack of accessible housing relative to state income and the economic growth necessary to attract foreign labor.

Washington stands out among the states that saw the least decline. This is due primarily to the concentration of tech-industry jobs requiring highly skilled labor. Similarly, South and North Dakota rely on industries such as health care and agriculture that have consistent labor shortages. In Alaska and Hawaii, labor by foreign-born employees tends to be long term and is less susceptible to the swings typically seen in states that hire a lot of temporary international workers.

The numbers tell a story!

Over the last five years, many young people moved in search of more affordable lifestyles. But in today’s America, is there any place left where you can have it all? According to the 2025 State of the Nation’s Housing report from Harvard University’s Joint Center for Housing Studies, from 2020 to 2021, large metro suburbs saw an increase in residents, but smaller metro areas and rural communities saw larger relative populations move in. U.S. Postal Service change-of-address data from this same period shows that the counties encompassing New York City, San Francisco, Chicago, and Los Angeles lost the most residents. Now, more than five years since Covid first appeared in the U.S., the population shifts from large urban cores to smaller cities and towns remains remarkable, challenging consistent decades of urban growth. People ages 25 to 44 were the drivers of this rural renaissance, but millennials and elder Gen Zers aren’t necessarily seeking out a pastoral fantasy. Some are pushed from their homes by rising rents; others are pulled by a job, family needs, or the promise of owning a home. But during a housing crisis, is abandoning city life really still a viable path toward the American dream?
