March closes out Q1 and kicks off the spring market.
Inventory is up 41.6% in King County and 49.1% in Snohomish year-over-year. Days on market are climbing. Pending activity is softening. For the first time in years, buyers have room to think and sellers have reason to prepare, yet we're still seeing multiple offers in some neighborhoods and price points. Well-prepared, accurately priced homes are moving, and in some cases, moving fast.
At 2.2 and 2.0 months of supply, both counties are still seller's markets. This is a recalibration, not a reset.
Two counties, two speeds. Snohomish is rebalancing faster on inventory and time-on-market. King is seeing broader price softening. As spring unfolds, strategy has to be county-specific and hyper-local.
