You're buying into a community not just a home. We love catching neighbors outside when showing a client a home! That's the time to chat it up and get the scoop on the neighborhood. You can have the most beautiful home, but one nasty neighbor can make for a miserable experience.

One time we had a neighbor who was mad because the person between us would invite us over instead of her. She started sending her dog over to do his business on our front lawn - we could see her from our front window as she shooed him away and into our yard! She then started getting hostile towards the other neighbor.

You obviously can't control who moves into a neighborhood, but do your due diligence and ask if the neighbors are nice!

"You sell farmland??" What we do is interview agents all over the country to find you the best person! This is just one example. Depending on the location and property, it can take hours of research, emails, and calls. This is just one example. We have people asking us to find their sister, friend, parent, or co-worker an agent as well as themselves! And it costs you zero $. The agent we hand pick gives us a small portion of their commission at close for handing them business. Win win for all!
