Mortgage rates are still elevated, and because of that, a lot of buyers have decided to sit on the sidelines. ✅

But here's the other side of it: ⬇️

Less buyer competition can create more negotiating power for the buyers who ARE in the market.

We're seeing homes sit longer, more opportunities to negotiate, and sellers becoming more open to things like closing costs, rate buydowns, or price adjustments.

Does that mean everyone should rush out and buy? Absolutely not.

But it does mean there's more to today's market than just the interest rate.

Sometimes the opportunity isn't having perfect market conditions.

It's having less competition when everyone else is waiting.

If rates dropped tomorrow, do you think more buyers would jump back into the market? Absolutely, which means less leverage for you as a buyer? 💭 🏠 🔑
