We often see great Blue Heron on the lake in north Seattle. This is the first time we have seen this heron. After a bit of research we identified it as a juvenile Green Heron. 40! That is the median age of a first-time homebuyer right now. It used to be closer to 30.

At a recent meeting with Dr. Lawrence Yun, chief economist for the National Association of Realtors, this stat stopped the room. A decade of delay is not a personal choice for most people. It is a math problem, and usually the wrong math.
Here is the first myth driving it. Most people still believe they need 20 percent down to buy a home. The actual median down payment for first-time buyers right now is 10 percent.

Here is the second myth, and the one I run into even more often. Many buyers have heard of down payment assistance programs, but assume those programs are not for them. They picture a much lower income limit, a different credit profile, or a buyer in a very different situation than their own.

The reality is usually wider than that. Eligibility depends on income limits, location, and loan type, and many buyers who assume they would not qualify actually do.

That gap in awareness has a real cost. A buyer who purchases at 40 instead of 30 misses out on an estimated 150,000 dollars in equity growth. Some of that decade of waiting is not caution. It is a buyer who assumed they would not qualify for help, and never asked.

This is the conversation I have most often with first-time buyers. Someone assumes they are years away from qualifying, and the truth is they were ready months ago, sometimes with help they did not know they qualified for.

If you have been waiting because the down payment math felt out of reach, let's look at your actual numbers, including what assistance programs you may qualify for.

If you are an agent working with hesitant first-time buyers, this is often the single conversation that moves them from someday to now.

Yesterday our doorbell rang and we weren’t expecting guests - Imagine that! 🤯 😂

👩‍❤️‍👨 A sweet couple apologized for “interrupting our day” and told us briefly how their car had been stolen likely the day before. They noticed we had cameras and wondered if we could check our footage to see if their car went by and when.

🎞️ We searched and suggested they check with another neighbor we knew who had a better angle. They headed down to ask them.

💡 I found then possible footage and headed down to the neighbors where I found them chatting. Upon showing them our clip they confirmed their car went by our home while they were over an hour away! Our neighbor pulled up the time on their footage and found a video as well.

👮🏻 We were both able to send them our videos so they could show the police.
