Being ready is key to most real estate opportunities.

My client recently found an off-market top-floor unit — a rare opportunity. We structured a smooth cash offer that worked for both sides and secured a beautiful city-view home for a fraction of the price.

Spotting good values and being ready to perform takes planning, due diligence, and quick work — often within just 5–7 days. Life can be too busy for that level of focus, but for those who can juggle it, the reward is real: upside sweat equity and long-term value.

👉 Let’s ensure you are ready when the opportunity shows up.

🏡 October Market Update for Seattle Area

Seattle real estate is starting to balance out — but opportunity is everywhere.

📊 Median home prices dipped 3% from August to September, now at $975,000, yet still 4% higher than last year.

🏠 With inventory at 2.1 months, we’re seeing the early signs of a shift toward a buyer’s market — homes are taking a bit longer to sell and price adjustments are becoming more common.

✨ Still, well-presented and well-priced listings are thriving — our recent Tangletown listing was among the top 20% that sold above asking!

If you’re thinking about buying or selling this fall, now’s the time to plan strategically.

📩 Send us a message to get your personalized home valuation or learn where your opportunity is in today’s market.

August Real Estate Update 🏡

Seattle’s housing market remained balanced as inventory continued to grow in August. The median residential sold price slipped slightly from July but was still 8% higher than a year ago at $1,000,000. Sellers adapted to the market shift, with 60% of homes selling below asking or following a price reduction. Interest rates trended downward throughout the month.

It’s worth noting that some neighborhoods are not slowing down AT ALL. Tangletown especially. So if you are looking in popular neighborhoods, let’s get you set up on auto emails so you know what comes on the market the day that it does!

DM me to catch up, talk about the market or get a custom CMA.

Just closed 🏡

This beautiful home. It’s the beginning of a new life in the Pacific Northwest. We are thrilled for our clients.

I also want to highlight great agents in our city that I work with. This is a complicated business and details matter in the millions. Thank you Jennifer and members of my team at Windermere Northgate.

(Schools & neighborhoods too)

This was true for my clients too. They knew this was the house for them and we moved on it quickly to secure their offer. It is a spacious view home with a large private lot - wonderful natural light, chefs kitchen, a super viewing deck, and plenty of room to grow. Being prepared is always better than being lucky. In this case we were both.

They are moving in just in time for the most beautiful sunsets of the year and for many more years to come. After 20+ years in this business, seeing happy clients is still the best part of my job.

🏡 Just Sold 🏡
Perched high above green lake is the ideal Modern Victorian - My client’s dream home.

Had to move fast as they got an offer right away - after some speedy work getting through inspections and negotiations we were under contract in three days and closed in 3 weeks. My clients now have a home that they say they’ll never leave 😁 and can enjoy for years to come. We were prepared and that is always better than being lucky.

This is the best “What’s-your-home-worth” tool I’ve seen in my 25 years in real estate.

This new tool introduced by Windermere takes 3 different automated values (Black Knight, ESTATED & Zillow) and displays them your own home dashboard showing equity, mortgage info, financial calculators and a contact me to update this all into a current CMA.

No charge and private, shareable if you choose.

Check it out. Link is in my bio.
