📊 Median home prices dipped 3% from August to September, now at $975,000, yet still 4% higher than last year.

🏠 With inventory at 2.1 months, we’re seeing the early signs of a shift toward a buyer’s market — homes are taking a bit longer to sell and price adjustments are becoming more common.

August Real Estate Update 🏡

Seattle’s housing market remained balanced as inventory continued to grow in August. The median residential sold price slipped slightly from July but was still 8% higher than a year ago at $1,000,000. Sellers adapted to the market shift, with 60% of homes selling below asking or following a price reduction. Interest rates trended downward throughout the month.

It’s worth noting that some neighborhoods are not slowing down AT ALL. Tangletown especially. So if you are looking in popular neighborhoods, let’s get you set up on auto emails so you know what comes on the market the day that it does!

Besides bedrooms and bathrooms, here are some of the top home requests in the PNW are:
 1. Views

This was true for my clients too. They knew this was the house for them and we moved on it quickly to secure their offer. It is a spacious view home with a large private lot - wonderful natural light, chefs kitchen, a super viewing deck, and plenty of room to grow. Being prepared is always better than being lucky. In this case we were both.

Perched high above green lake is the ideal Modern Victorian - My client’s dream home.

Had to move fast as they got an offer right away - after some speedy work getting through inspections and negotiations we were under contract in three days and closed in 3 weeks. Make sure your house is ready before winter - keep hose bibs protected from a freeze and keep a bag of sand handy for driveways / sidewalks in addition to the tips below. For those homes with basements you might look into flood insurance or at least have a plan if anything happens. Rains have been pretty extreme and if we get snow pack with rains following it ‘stacks up water’ against your basement foundation.
