This is what my inbox looks like these days - price improvements and cancelled showings. But I don't see it as all doom and gloom.
The Pacific Northwest has one of the most robust economies in America. Look at all the huge companies that call this area home. Seattle has be near or at the top of economic strength ratings for going on two decades. So the days of having a billboard on the edge of town saying "Will the last person leaving SEATTLE -- Turn out the lights" are over in my opinion.

That doesn't mean there isn't a huge shift underway right now. After years of unsustainable growth in the real estate market, there is a perfect storm of events that are impacting the market:

1) Interest Rates - despite railroading Jerome Powell and installing a new guy, the Fed is keeping interest rates high due to developments in the bond market, the war in Iran and the overall state of the economy.

2) Tech and AI. There is a very real sense of anxiety among a large chunk of tech workers as the big companies sink more and more money into the AI race. Layoffs and insecurity among the high wage earners impacts the entire area.

3) Historic Valuations - people have been super stubborn to abandon the historic valuations in their neighborhoods from a few years ago. That makes for homes staying on the market much longer and then you get the email for the "price improvement." This is incredibly difficult psychologically after spending years counting on that number in your future planning.

But keep in mind the amazing run we've had in the PNW. For many years, there were double digit gains in real estate year after year after year.

This is also a time for many buyers that were priced out of being an owner a few years ago to step in and get a more reasonable price and terms on a house.

The last time I saw a full Solar Eclipse was 1984. (I'm not counting that one a few years back that went over Oregon. I was not in the path of totality for that one... but still saw the partial.)

When we learned there was going to be a full eclipse a 90 min drive north of where we were staying in Spain, we got a hotel room and some solar glasses and headed to A Coruña. I was pleasantly surprised by the beauty of the city and the eclipse was very interesting.

When things went completely dark, all the sea birds went crazy with squawking. It has to be a real shock to them not being in their nest and it suddenly goes dark.

Europe 2026 Photo Dump #1

I'll try to refrain from blowing up your feed with travel pics, but I just returned from 11 days in Spain and Ireland with my girl Monica and my friend of 30 years Michael.

We collected some Michelin Stars and lifetime memories, but it was the shift in the pacing of life that I crave. There's a concept from the Galicia region where we visited called Morriña. It is a profound Galician word that means a deep, aching homesickness or melancholy for one’s homeland. When you feel morriña for Galicia, you are not just missing a general place; you are yearning for the physical land, the Atlantic air, the green hills, and the familiar comforts of home.

While it's not my homeland, this is my second trip to Galicia in two years, and I understand morriña better now.

I was listening to Prof G's podcast the other day and he said that the US is the best place in the world to earn your money and that Europe is the best place in the world to spend it.

Why is there not more housing? Think about it as we all are voting in Seattle. I follow this issue very closely and I'm more convinced than ever that the bottleneck slowing down housing is NOT builders, NOT landlords, NOT rents - but the government bureaucracy that can't get out of its own way. You want more housing? Quit penalizing the people and companies that are trying to create more housing!

I can't imaging growing up in the era of online dating. There is a rising trend of young men that WILL NOT ever approach a woman in person to hit on them. I think it is, in part, the way you'll see some influencers use social media to mock guys that are already insecure and trying to figure out dating.
It's tough!
