Why are there fewer homes for sale?
It’s not bad luck. There’s a real reason. And once you understand it, the whole market makes more sense.
Millions of homeowners locked in mortgage rates between 2% and 4% during 2020 and 2021. Today’s rate is sitting around 6.80%. If they sell, they have to buy again at that rate. So they’re not moving.
A Rocket Mortgage survey found nearly 1 in 3 homeowners say nothing will get them to sell right now. 46% plan to stay a decade or longer — not because they love the house, but because the math doesn’t work to leave.
The NAR’s own economist called it “golden handcuffs.” Too small. Too big. Wrong town. Doesn’t matter. The rate keeps you there.
If you’re a buyer — be prepared and move fast, that’s the strategy in a smaller pool of homes.
