There’s a lot that goes into listing a home. Planning, timing, coordination, and countless details all have to come together. Timelines are tight, and even a small hiccup can make a impact.

Story from behind the scenes: Before I met my client, she had interviewed three other real estate agents. Each told her the same thing: her home was worth around $700,000, and her best option was to sell it to a developer.

But one of her biggest goals was to save the house, and no one seemed to be listening.

I saw it differently.

This early 1900s home was beautiful and filled with character that simply cannot be recreated today. It didn’t need to be torn down. It needed the right preparation and a thoughtful plan.

We set a budget, walked the property with my team, and prioritized the improvements that would deliver the strongest return. Then we got to work.

6 weeks later. The result: her home was preserved, and she netted nearly $200,000 more than the path she had originally been given, without spending anywhere close to that amount.

Sometimes the best outcome starts with slowing down, listening to what the client actually wants, and recognizing the value that others missed.

Awesome client, great house, and a strategy built to create competition. There’s a lot that happens before a home ever hits the market, and when the preparation, pricing, presentation, and marketing all work together, buyers notice.

And buyers, don’t sleep on this market.

This is the best opportunity I’ve seen for buyers since I’ve been in the business. More inventory, longer market times, price reductions, seller paid closing costs, rate buy downs, and more room to negotiate. Not on every house, of course, but buyers have leverage and options we simply haven’t had in years.

Sellers can still get strong results. Buyers can still find great opportunities. The strategy just looks different depending on which side of the table you’re sitting on.

If you’ve been thinking about buying or selling in Seattle, now is a good time to have the conversation.

Home, townhome, or condo? Which one actually fits your lifestyle?

They aren’t simply three versions of the same purchase. You’re choosing how much privacy, maintenance, control, and shared responsibility you want.

🏠 A single-family home generally gives you the most independence, but you’re responsible for the home, systems, exterior, and yard.

🏘️ A townhome can offer a middle ground: less exterior upkeep in some communities, but shared walls and possible HOA rules or dues.

🏙️ A condo often provides lower-maintenance living, but the building, land and common areas are jointly managed through the HOA.

The biggest mistake? Comparing only purchase prices.

Before buying, also compare HOA dues, reserve funds, insurance responsibilities, potential special assessments, rental restrictions, parking, pet rules, and what maintenance is actually included.

Save this for your home search and send it to someone deciding between the three.

From “just looking” to sold on a home they truly love.

One of my favorite parts about working with first time home buyers is watching the process go from “we’re just looking” to handing over the keys to a home they truly love. The truth is a high percent of people don’t feel ready until the moment they really are.
