Just sold! New construction in the South Park neighborhood. Part of a 5-unit HOA of free standing cottages + a remodeled bungalow. When we first started their search, we were touring lots of condos in downtown Seattle/Belltown and decided to explore elsewhere to see what kind of free standing structures were within budget too. These small HOA communities are a great way to get into your own 4 walls at an affordable price without being far away from the city. So happy for them! 🎉

Been showing lots of condos lately and have been getting this question on repeat! If you are interested in a condo, one of the first things to find it is whether or not there is a current special assessment. If there is, a lot of the time it can be negotiated to be paid by the sellers at closing. However, you might want to investigate further into why the building had to do a special assessment in the first place.

Before buying a condo, or during the review contingency after making an offer, pay attention to the building’s budget and reserve study to help assess the likelihood of a special assessment in the span of your intended ownership. You can look to see what big projects, if any, are projected in the next few years and whether or not the HOA is properly budgeting for them.

Last sale of 2022! Just sold in Renton! We had a 3-2-1 rate buydown (equal to 21k in concessions) paid for by the sellers in addition to a chunk off the listing price. Tons of savings. Special shout-out to and his team for doing an amazing job explaining the rate buydown to the sellers so that they were comfortable moving forward on their end. And, as always,being able to close super fast!

You’ve probably been hearing about this a lot right now! It’s been a while since 3-2-1 buydowns were a realistic option for buyers, but here we! So, why not buy now when competition is low to none, get a rate buydown paid for by the sellers, and then refinance when they go back down? Just sold in Klahanie! 2 bed/2 bath for $475,00. In a market that is slowing, I’m so happy this condo sold in 4 days at my seller’s goal price 😍 several other condos in the complex/area were sitting on market for a month or longer and we weren’t sure what to expect with timing. I think the high-quality staging, professional photos, and attention to detail is what made all the difference.

If you aren’t familiar with Klahanie, you should definitely check it out! there are so many amazing homes incl. condos offered at many different price points. The community is so special!! I loved spending time here while I was working on getting it prepped for market 😍 will miss it.
