SEATTLE REAL ESTATE MARKET UPDATE 🏡

Seattle buyers have more options heading into fall. In August, new listings were up 13.7% from a year earlier, while active listings increased 24.2%.

That gives buyers more time to compare homes and more room to discuss price and terms.

Prices have also adjusted. Over the three months ending in August, Seattle’s median sale price was about $874,000, down 2.8% from the same period last year.

Homes sold in about 15 days on average, and the typical sale closed at 99.6% of the asking price.

For sellers, pricing and presentation matter. Buyers have more inventory to consider, and nearly 32% of Seattle listings had a price reduction in August.

For buyers, this market provides more opportunity to take your time and evaluate the full picture before making a decision.
