Our sellers told us they would happily leave a little money on the table for a convenient sale.
After more than a decade in their 1930s Magnolia home, the place where they raised their daughter, they were empty nesters ready for the next chapter. Two busy professionals whose biggest ask was simple: make this convenient.
So we took the entire project off their plate. Cleaning, painting, staging, inspection, a sewer repair, all of it. They made the decisions. We handled everything else. In their words, we did “only the necessary things to get the house sold, not a bunch of nonsense check-the-box stuff.”
We listed on a Thursday. By Friday we had a strong offer from well-qualified buyers, exactly the easy sale they wanted. They would have taken it.
Instead, we kept the weekend open houses on the calendar and called every agent who had shown the home. By Saturday night, two buyers were competing. The house sold for $1,672,500. That is $87,500 over list, and far more than the easy Friday offer.
They asked for convenience. They got convenience and top dollar. Both, not either.
