Closed in Magnolia — and this one was a special one. ✨
 
We first met M & K (as we affectionately called them and they referred to us as K & K) back in January as they were thinking through a big life move: selling their Magnolia home and heading back east to be closer to their children.
 
They didn’t have to sell. They could have kept the home, traveled back and forth, and taken their time. But if they were going to make the move, they had a goal in mind — $3.2M or better.
 
And we’re very happy to say… goal achieved. 🙌
 
This was one of those listings where the behind-the-scenes work really mattered. At this price point presentation, being dialed in and those “ft & finish” items truly make a difference.
 
Two weeks before listing M & K went on vacation and we, plus our trusted vendors, kicked it into high gear.  On came the project manager hats…coordinating prep, improvements, vendors, timing, presentation, marketing, and all the little details that help a home show at its very best, and yea, mission accomplished.
 
Did we know for sure we’d get there? Honestly, no. There’s a lot of uncertainty in this market and pricing and presentation are paramount. But our sellers trusted the process, listened to our recommendations, and allowed us to position the home beautifully. Thank you guys.

So fun celebrating Ballard Soccer’s Seniors last night, and of course our favorite Senior, Connor Jeffries! Was also a great way to finish off the regular season with a home win against O’Dea…now onto playoffs!

Emotionally I can’t believe Connor’s soccer career is nearly over, sniff sniff. From Rec soccer since he was 6, to Seattle United since he was 9, and now 4 years of Ballard High School soccer, wow…and it all feels like just yesterday.

Love you so much and have thoroughly enjoyed watching you excel at a high level, and at a sport you love. It has been wonderful watching you grow as a player, assert your physicality, be impressed with your technical skills, and most importantly, watching you be a supportive, encouraging and welcoming teammate always pushing your mates and yourself to be their best both on and off the field.

You are an incredible human and your mom, brother, and myself are so very proud of you. Truly can’t wait to see where your future takes you. Love ya buddy!

PENDING in Ballard! 💥 in just 2️⃣1️⃣ days

If you follow the Seattle real estate condominium market, then you know that condos aren’t exactly flying off the shelf right now. In general, buyers have tons of choices when it comes to condos, HOA dues are a factor, building age, amenities, financial health all play a roll, interest rates are still doing their thing, and market uncertainty is making everyone a little more cautious.
 
So…when my seller’s Ballard condo went pending in just 21 days, needless to say, we were thrilled.
 
It’s a great unit, and in a great building, and my clients trusted in me, my experience, and neighborhood knowledge to get the job done! We did the work upfront: fresh paint, staging, strong presentation, good marketing, and open houses every weekend.
