📊 King County Market Snapshot – March 2025

The spring market is in full bloom 🌸 and so is buyer interest! In March, King County's median home price hit $862,641, up 5.4% from last year. 🏡

Inventory is still tight, with just over 3,700 active residential listings, and homes are moving quickly - averaging just 34 days on market. ⏱️

What does this mean for you?
Buyers: Be ready to move fast and with a plan.
Sellers: It’s a great time to list, especially if your home is well-prepped and priced right.

It’s a question a lot of people asking lately and I understand why. With everything going on, it’s easy to wonder if we’re headed for another 2008 style crash. Recent events, like President Trump’s tariffs (including a 125% tariff on Chinese imports), have definitely added some uncertainty to the mix.If we look back, both the stock and housing markets have gone through their ups and downs over the years. For example, the 2008 financial crisis was caused by things like risky lending and a housing bubble. But today’s market looks different. It’s built on stronger fundamentals:🏡Low Inventory: Even with fewer buyers in the market due to higher mortgage rates, the lack of available homes is keeping prices from falling in most areas. And when a home is well presented and priced right, it’s still getting multiple offers.💸Stricter Lending Standards: Banks are maintaining rigorous lending criteria, reducing the risk of defaults.📈Steady Demand: Tech, biotech, aerospace - you name it, Seattle’s got it. Even with some tech layoffs in the headlines, overall employment remains strong and wages here support home prices. It’s not just jobs. Seattle’s lifestyle continues to attract new residents.Owning a home builds equity over time and offers something the market can’t - stability, shelter, and the potential for appreciation. As of March 2025, Seattle’s housing market has shown notable activity, with 54% of homes going under contract within the first 30 days. Experts predict continued growth, although at a more moderate pace. The stock market has had its fair share of rollercoaster moments. But history has shown us something important: the market has always recovered… and then grown even more.With rising buyer interest and the possibility of interest rates dropping, we could see demand increase, which will keep prices from falling dramatically. While there may be some volatility, it’s more likely that we’ll see a gradual balancing out of the market, rather than a dramatic crash.
