SOLD! We were so fortunate to be referred this listing by an incredible Eastside agent .seattle, and we’re truly grateful for her continued trust and partnership. After the sellers purchased their next home, timing became key. With thoughtful staging, a few light enhancements, and strong Q1 market conditions, the home found its moment. Resulting in an over-asking sale and a beautifully wrapped chapter for our sellers.
This was a reminder of how much timing, strategy, and collaboration matter. Huge thanks to our wonderful sellers, and wishing you all the best on your next adventure. 👏

To every Veteran: thank you. For your courage, your time, and your belief in this country. You remind us that integrity and service still matter and that maybe, just maybe, we can live up to what you fought for. Thank you!

Ummm… until a few years ago, I thought this song was talking about a Mandita. Do you know what a Mandita is? I sure didn’t — but that’s what I heard. The odds of this post having a misspelling are high, but you get the gist. Enjoy!

A little story from Shoreline that feels worth sharing. My clients were planning to sell their home off-market to a neighbor for less than it was worth. I hit pause and said what I always say: “Trust the process.” (And yes, there are sweatshirts.)

We focused on smart, strategic updates—not overspending, not overdoing. Clean. Simple. Market-ready. The twist? The neighbor ended up buying it anyway… for $200K more than the original off-market offer.

This isn’t luck. It’s just what happens when the right steps are taken. The home shows beautifully. The right updates are made. The buyer pool sees the value—and so does the neighbor apparently.

This is the same process I’ve followed since 2008—when I started my career in one of the hardest markets Seattle has ever seen. What I learned back then has never stopped being true: cutting corners costs money. Whether the market is hot, cool, or weird (hello, 2022), consistency wins.

Sneaking in this Transformation Tuesday just before Wednesday! 🌟 We are so grateful to our sellers for trusting us—and, because of that, they trust the process.

One of the most important things is understanding the buyer mindset—and it's shifted. Buyers no longer think, “I can just paint this room.” They’re now thinking, “Who do I hire to paint? Where do I find someone to replace light fixtures? Do I want to deal with cabinet painting and new countertops?” They simply don’t have the time, energy, or vision to take on those projects. So, we take that stress off their plate by giving them what they want before they buy. In return, they come to the table with offers that have little to no contingencies—and the highest possible price.

This process is the foundation of our entire business. When you follow it, it works—whether the market feels hot or cool. Consistency is key. When a home is positioned perfectly, priced strategically, and presented without compromise, you’ll always get the best result for the market you’re selling in. Skipping prep often costs sellers more in the final sale than doing the work upfront.
Our goal is simple: to get you the best result possible. That comes from the right prep, the right pricing, the right timing, and the right plan. Experience, market knowledge, negotiation skills, and ability to manage every step of the process that consistently leads to exceptional results. Congratulations to or sellers who received 6 offers on this Phinney Ridge Home. Selling for $171,000 over list price.

Two different houses, two distinct neighborhoods, yet the same outcome. Both properties now pending—well above the asking price. A total of twelve offers. Exciting, chaotic, and—if I’m being honest—a little exhausting. (Hence why it’s taken me a week to write this.)

Having navigated the Seattle real estate landscape since 2008—across varying market conditions: fast, sluggish, perplexing, and everything in between. My approach remains unchanged for one simple reason: it works. Consistency is key—without fail.

Feeling wildly appreciative for clients who TRUST THE PROCESS. Property preparations, listing weeks, and offer reviews. It feels just as new no matter how many times I list a home...  always emotionally rewarding, and even better successful for my clients.
