Over the last few decades, the way people discover homes has changed tremendously.

There was a time when buyers circled listings in the newspaper, drove neighborhoods on Sunday afternoons, and waited for the latest real estate magazine to arrive in the mail. Today, someone can discover a home from across the world with a single scroll on their phone.

While the technology has evolved, one thing has remained remarkably consistent: people are still searching for a feeling. A sense of belonging. A lifestyle. A place where life simply feels right.

That’s one of the reasons I value Sotheby’s International Realty’s global platform so deeply. Backed by the largest social media following in luxury real estate, our listings have the ability to connect with audiences far beyond the Pacific Northwest while still being represented through the local insight, relationships, and thoughtful guidance that have always mattered most in this business.

The platforms may change over time, but helping people find where they truly belong never does.

I am genuinely honored to be named a finalist for Best Dressed. In a business where first impressions carry weight, how we present ourselves is one of the many ways we show respect for our clients and the moments they’re trusting us to guide them through. Thank you to everyone who took the time to vote daily this past week and support me along the way. It truly means a lot and is not something I take lightly. Cheers to all the finalists in this category!

The latest Q1 numbers offer an encouraging look at the Seattle and King County housing market.

Seattle’s single-family market saw a 29.09% year-over-year increase in homes for sale, giving buyers more options than they had this time last year. King County experienced an even larger rise in inventory at 41.39%, with months of supply increasing from 1.9 to 2.8 months. For buyers, that can mean more opportunity and time to make thoughtful decisions. For sellers, it reinforces the importance of preparing and positioning a home with care.

Every market shift creates new possibilities. If you’re curious about how these trends may impact your own plans, I’m always happy to offer guidance tailored to your goals.

What a fun surprise! I’ve been nominated for Best Dressed in the Seattle Agent Magazine 2026 Agents’ Choice Awards, and if you have a moment in your day, I would be grateful if you would cast your vote. here: https://bit.ly/48V7E7Z.

Style, to me, has always been about showing up thoughtfully, with a sense of confidence and care for the details. It’s something I value, both personally and professionally, and I’m grateful to see that perspective reflected in this nomination.

To be included among such a well-dressed and accomplished group is truly an honor. While you’re there, I encourage you to cast your vote for the many deserving nominees across the other categories, including my Realogics Sotheby’s International Realty colleagues.

Thank you, as always, for your continued support!

A meaningful price adjustment of $145,000 now presents a rare opportunity within Broadmoor—Seattle’s only gated community.

“The Modern Jewel,” built in 2016, brings together thoughtful design and everyday ease in a way that feels both elevated and livable. The main level is anchored by a beautifully appointed kitchen with Miele appliances, quartz counters, and a generous walk-in pantry, flowing naturally into open living spaces and out to a covered patio and garden designed for gathering.

The primary suite on the main level offers a quiet retreat, while the lower level creates flexibility with additional bedrooms, a media space, and kitchenette—ideal for hosting or simply having room to spread out.

Moments from Madison Park Village, this home offers a lifestyle that is both connected and quietly tucked away. With this new price, the value becomes even more compelling for those considering a move into one of Seattle’s most established communities.

If you’ve been waiting for the right combination of location, design, and long-term livability, this may be the moment.

Off-market sales in Broadmoor require something that cannot be manufactured: genuine neighborhood expertise, longstanding relationships, and the kind of discretion that serious buyers and sellers expect. This stunning one-level residence, spanning 5,111 square feet on a 9,062-square-foot lot inside Seattle's only gated community, was impeccably updated by the acclaimed design team of Kylee Shintaffer and Ryan McKinney, and sold for $5,500,000 without ever reaching the public market. For buyers and sellers in Broadmoor and Seattle's most distinguished neighborhoods, this is the level of representation I am honored to provide.

Broadmoor, please welcome your new neighbors, Brian and Marie!

When you are ready to make your next move, I welcome the opportunity to connect.

Another perfect match, quietly brought together behind the scenes.

In neighborhoods like Broadmoor, some of the most meaningful transactions never make it to market. This buyer-represented sale is a reflection of longstanding relationships, thoughtful timing, and a shared understanding of what makes a home truly special.

This grand dame, originally built in 1927 and one of the first homes in Broadmoor, carries a presence that’s increasingly rare. Classical bones, lovely millwork, and beautifully updated designer interiors create a seamless blend of heritage and livability. A private garden offers a peaceful retreat, with every detail thoughtfully maintained and truly dialed in.

For this home, the right buyer was already waiting.

If you’ve ever wondered what opportunities might exist beyond what’s publicly available, I’m always here as a resource for a confidential conversation.

There are properties that simply stop you in your tracks, and this Windermere estate is one of them. Privately represented and sold off-market, this extraordinary 7,580-square-foot home on a generous 16,200-square-foot lot offers the kind of indoor-outdoor living that is genuinely rare in Seattle. And then there is the neighborhood itself. Steps away, the Windermere Beach Club park provides direct Lake Washington access, a long community dock, tennis and pickleball courts, sweeping views of the Cascades and the Eastside, and the kind of neighborly, amenity-rich lifestyle that simply cannot be replicated.

It is a privilege to represent properties like this, and I am so pleased to have connected this exceptional home with the right buyers through a quiet, off-market process. That is the kind of work I love most: savvy, trusted, and discreet.
